I am planning to buy a plot in Vipul World. I have recently visited Vipul World and liked C and D block for buying a plot. I liked it in comparison of other HUDA sectors, however plot size is either 360 or 500 sq yard, which is not in my budget. so, I am planning to sell my apartment where I am living and also pool some of my savings, which I kept for retirement purposes, to buy a plot in Vipul World. I want to know whether it is a right decision to buy a plot in Vipul world, as I will be putting all my eggs in one basket. I am thinking to live at ground floor and rent out first and second floor, which will give me enough money to live my life after retirement. I will be retiring in about a year time frame. SUSHIL MOHTA OF MERLIN PROJECTS LTD BRINGS SHAME TO THE ENTIRE COMMUNITY OF PROMOTER-DEVELOPERS IN INDIA BY RESORTING TO BLACKMAIL & EXTORTION TO EVADE EXECUTION OF ORDER PASSED IN FAVOUR OF THEIR CLIENT BY THE STATE CONSUMER DISPUTES REDRESSAL COMMISSION, WEST BENGAL.
Hi, My client is a 57 years old housewife. My client's husband had obtained a favourable order from the State Consumer Disputes Redressal Commission, West Bengal in connection with a property purchased by him from the Builder Merlin Projects. Copy of the Order and details of the case can be viewed by visiting: http://sites.google.com/site/merlinprojectsunionbanksite/ However, the Builder did not execute the Order and my client's husband was constrained to file two criminal cases U/S: 156(3) Cr.P.C against the Builder & others for offences committed U/S: 420/427/406/120B which are pending with the Police for over 2 years thanks to the money power & political influence of the Builder. However, on strong follow up by my client's husband with judicial authorities, the above cases are coming up for trial shortly. In view of this development, the Builder apprehending arrest started trying to blackmail my client & her son so that the cases against the Builder were withdrawn by my client's husband. Her only son is a foreign qualified professional who is unfortunately undergoing treatment for a psychological illness (Schizo Affective Disorder). Initially, the Builder threatened my client's husband through his goons and then directly by Police officials but this did not deter my client's husband from seeking due justice through proper channels. Being unable to subjugate my client's husband by above means the Builder, Mr. Sushil Mohta sent an e-mail providing the personal & financial information about my client & her son to his relative Mr. Navneet Baheti, a former employee of ICICI Bank and now working as a Real Estate Agent under the name of B'Square Services, Hyderabad. In the above e-mail, Mr. Sushil Mohta instructed Mr. Navneet Baheti to use the said personal & financial details of my client and her son to steal the highly confidential Credit Information Reports of my client and her son from the Credit Information Bureau of India. Under instructions from Sushil Mohta, Navneet Baheti by impersonating as an ICICI Bank official forged a false "Credit Information Request Form" in the name of ICICI Bank and by passing off the same as genuine he illegally obtained the said reports and sent these to his accomplice Mr. Sushil Mohta. Among information that was illegally passed on to the builder was the fact that, after falling sick my client's son had arranged restructuring of his educational loan with the financing Bank but the same was being shown as outstanding in the CIBIL Report. The Builder then mentioned to my client's son that he had high level connections with Banks & Police Officials which he would use to have my client's son arrested & tortured by the Police for defaulting on loan payments. My client's son being in an irrational frame of mind due to his illness believed the Builder and attempted to commit suicide. He is still in a state of deep depression. The exchange of e-mails on all the points mentioned above were intercepted and found to be routed through the server of Merlin Projects Ltd as confirmed by a renowned cyber crime tracking agency. My client becoming highly apprehensive about her son's mental health initially directed the undersigned to plead with the Builder to stop harassing her son as this could drive him to commit suicide but when no action was taken either by the Builder or the Police, she filed a complaint U/S: 156(3) Cr.P.C against the Builder. After hearing the complaint and thoroughly examining the supporting evidence, the Additional Chief Judicial Magistrate, Alipore Court, directed the Police to record an FIR against the Builder for offences punishable U/S: 471/465/468/ 506/384 IPC & U/S: 66A/66B/66C/72/72A of the Information Technology Act. Specific charges filed against the accused persons as incorporated in the FIR recorded by the Police include: (a) Breach of privacy & confidentiality of my client & her son with criminal intent; (b) Sending offensive messages by e-mail to malign the character of my client & her son; (c) Extortion, blackmail & criminal intimidation; (d) Committing forgery with intent to cheat; (e) Accessing confidential information by impersonation/identity theft; (f) Dishonestly receiving stolen goods; (g) Mentally torturing my client's only son who is suffering from a psychological illness thereby causing serious harm to his mental health and instigating him to commit suicide. One fails to understand how an unscrupulous criminal like Merlin Projects Ltd is allowed to survive in a decent society and hold a responsible position in The Confederation of Real Estate Developers' Associations of India CREDAI which proclaims its credo as:- "To perpetuate an ethical code of conduct, which is self-imposed & mandatory for all the member developers /builder of CREDAI to maintain integrity & transparency in the profession of real estate development". SOME HUDA SECTOR 57 PLOTS ALLOTTED But OMMITED FROM THE HUDA GURGAON MAP !!! I have a residential plot which HUDA Gurgaon allotted to me in 2004. But, this plot has been omitted by HUDA Gurgaon from the MAP which means that my allotted plot does not exist physically. There are about 200-300 cases like mine in Sector 57. Also I can't sell it as no transfer can be done. It means that the plots are in litigation, and we can't even build our houses on it. My plot value is currently zero which is causing me sleepless nights. I am currently staying in rented accomodation in sector 17A Gurgaon. Even after me having this sector 57 gurgaon plot and paying on time instalments to HUDA, still I have to live in rented accommodation from last so many years. The HUDA people are sitting on this issue without any action for so many years. It has been a VERY VERY VERY painfull struggle so far REGARDING MY SECTOR 57 HUDA PLOT IN GURGAON, and I am still waiting to see some action on HUDA sector 57 gurgaon plots. Last year a draw was held on 16th July, 2009 for some of the allottees whose plots were omitted, and HUDA released very few plots and gave a strong promise to all other parties like us that they will release our plots very soon in next 2-3 months. But till now nothing has happened. This is corruption at its best. We need to create lot of transparency in the process or else common man's trust will be shaken with the government. In sector 57 issue I would request that HIGH LEVEL ENQUIRY OF THE SCAM is conducted. I have come to know that there have been some court litigation on our plots and the case is going on in Punjab & Harayana High court. What amazes me is that why HUDA cannot reallot the alternate plots to effected parties when there is so much land availiable in Gurgaon - especially when HUDA can allot land to private builders then why not people like us whose plots were omitted. I am a middle class person who is working and staying on rent in Gurgaon for last so many years with only one dream - which is owning my own house in Gurgaon. For that matter I have saved every single penny of my earnings from last so many years to buy this plot, but now when I even think of it that my plot is under litigation it gives me nightmares. My again urgent submission is to kindly give a serious look into this matter and get some action initiated to plug the loopholes because common man is suffering to get the piece of land which is his future dream house . I have given a Bayana for the purchase of a Plot in a HUDA sector in Panchkula to the seller and the date for registry has been fixed for 17-6-10. But the seller has not been able to give the relevant documents required (i.e he has not been able to demortgage the said plot against which he had taken a loan from a nationalised bank,No dues certificate and NOC etc from HUDA)for the execution of registry on the said date. The property dealer involved in the transaction is telling me that the date for registry shall be advanced. Please guide me about the procedure to be followed for the date to be extended. Do I need to be present physically on the stipulated date i.e 17-6-10 before the Tehsildar/Sub registrar or the HUDA office to assert my genuiness and no delay on my part to secure my Biyana. Commercial vs Residential office space
Dear fellows, I am looking at getting into an office upto 750 sq. ft if I get a good deal. My options are: Rent a commercial office space in or around Golf Course. Buy a commercial office space. Can shell upto 70 lakhs. Rent an office in a residential house basement. What do you think would be my best option? Are commercial offices of lawyers, architects etc allowed to be made in residential areas just like Delhi? What areas are good for commercial office space? ANy specific ready to move in projects? I know that commercial activity in a residential area or house is not allowed. However, I was wondering, if a person pays increased House tax for any commercial activity he carries out in his house i.e. @ 5% instead of 2.5% for residential usage, there shouldn't be any objection from the authorities on that matter. As per the new tax assessment by the Municipal Corporation Gurgaon (MCG); the column says "2.5% for residential and 5% for others). Well, a Medical clinic or a small computer shop cannot be compared with any hazardous commercial activity which may cause danger or inconvenience to people living in that area. I was going through the reale state prices in Gurgaon. The prices are way above the prices in 2007 (before recession). I started checking for an apartment in Gurgaon few days back and was really surprised to see the prices on Magicbricks and 99acres. The apartments that were available for around Rs.50 lakhs in 2007 are now priced above 70 lakhs and , the 60 lakh apartments(2007) are now available for more that 80-85 lakhs. Is this real?? I mean how can it be? During recession, the price went down by around 30%. And now its almost 1.5 times. Our salaries didnt increase during this time. Are people really buying real estate nowadays at such high prices?? Can someone help me in understanding the real scenario and bring some light on the actual prices?? In addition to Raheja Developers www.rahejadevelopers.com using our hard earned money for 2 years at measely 3% interest now they have found another way to take advantage of residents of Tower A&B. Currently all residents of Towers C, D, E & F are paying Rs. 1.75/sq ft for maintenance but the residents taking posession in Tower A&B are being asked to pay Rs. 2.75/sq ft. The story being touted is that other tower rates will also be increased to Rs. 2.75. I am very sure that other tower residented will be told that since A&B are paying higher then they should as well.
