Facelift Of Faridabad's Biggest Nullah Planned

The Municipal Corporation of Faridabad (MCF) has proposed to give a facelift to the biggest nullah here that passes through a long stretch of land before flowing into Yamuna river. The announcement regarding this was today made by the commissioner of the civic body, Mahtab Singh Sehrawat.

Speaking at an interactive session with industrialists organised by the Faridabad Industries Association (FIA), Sehrawat revealed that the MCF has sent a Rs 25-crore proposal to the state government for the first phase of the proposed facelift of the nullah.

The nullah, which was once a virtue for this industrialised city, has now emerged as a major bane. It once acted as a natural drainage system for the city.

However, now it is full of sewage and plagued with highly polluted water. Also, at umpteen places people have encroached upon the areas on both sides of the banks.

The bed of the nullah has become shallow on account of a large amount of garbage and ecologically dangerous non-biodegradable waste being constantly dumped there.

In Kolkata, Property Prices See The Fastest Rise, Move 16.8% Up

Property values in Kolkata have risen at the fastest pace among Indian metros since 2007, according to the National Housing Bank's (NHB) Residex--an index of property prices.

Property values in Kolkata rose by an average of 16.8% while those in Bangalore fell by 15.6% in the period. Fewer speculative deals and lower base prices saw the eastern Indian metropolis outpace hotter property markets such as Mumbai and Delhi, where property values rose at a comparatively sedate average of 7.5% and 7.3%, respectively.

The NHB residex, which was launched in July 2007, measures property prices in six-monthly intervals. The index currently captures data submitted by a variety of sources, including housing finance companies and real estate agents, for 15 cities, with plans to widen the index to 63 so-called tier I cities and state capitals in the future.

Of the 15 cities, only the West Bengal capital Kolkata, Faridabad in the national capital region, and Bhopal in Madhya Pradesh saw average double-digit growth in this period.

NHB officials said one of the reasons for Kolkata's numbers was people investing the proceeds of the Sixth Pay Commission payouts last year. Cities such as Jaipur, on the other hand, saw declines because of massive oversupply, said Raj Pal, a principal adviser with NHB.

Jaipur saw prices rise 19% (over 2007 levels) in the January-June 2008 reporting period. Prices fell 3.4% in the six months between July and December and declined another 38.3% in the first six months of January.

Analysts, however, said high prices in some of the smaller cities could be a combination of low starting prices and low supply leading to higher price growth.

"The base is very low, so when prices in these cities move even slightly it seems like a big increase. While in Mumbai even if prices shoot up, the increase is not so much because of the high base," said Anshuman Magazine, managing director of real estate consultant CB Richard Ellis.

Faridabad Municipal Body Demolishes Illegal Extensions

On Day 1, boundary walls of farmhouses, banquet halls razed

The Municipal Corporation of Faridabad and the district administration carried out a demolition drive of unauthorised construction and encroachments along Surajkund Road in Faridabad on Saturday.

It was the first day of extensive action against illegal buildings in the stretch between the shooting range and the Gymkhana Club in Sector 21.

The civic body brought down boundary walls of 16 banquet halls and farmhouses.

The owners had either built their property without seeking the change of land use (CLUs) or had encroached upon civic body land on both sides of the road, officials said.

"This is lawful action which we have initiated against defaulters," said Municipal Commissioner Mehtab Singh Sehrawat.

On Saturday, the civic body brought down six temporary shops and completely demolished two banquet halls.

The owner of Eden Garden, where a boundary wall was brought down, cried foul. The owner, Sanjeev Malhotra, said, "I have all the sanctions and approvals in place. The action of the civic body was uncalled for. We may lodge a complaint against the officials who carried out the demolition drive without prior verification," said Malhotra. On their part, civic body officials said the wall was adjacent to an illegal building which was demolished. The owner should have brought the issue to their notice.

Though the civic body tried to ensure that the demolition was a low-key affair and began their drive very early, several owners showed stay orders which prevented the officials from carrying out the operation as planned and had to wind it up by 1 pm.

Concrete illegality: Mixing Plant Coming Up In Faridabad

Residents' pleas regarding health concerns fall on deaf ears

Vested interests are allegedly setting up an "illegal" concrete mixing plant in Sector 15-A behind Regent Motors near the Delhi-Mathura national highway. The plant will prepare a concoction of gravel, cement, saw dust for construction purposes.

Such ventures fall strictly in the "polluting industry" category and cannot be established close to a residential area.

Only a part of the land being used for the purpose has been sanctioned as an industrial plot. The mixing plant is being set up on half an acre in the heart of the city. The land has high value as Sector 15 and 15-A are considered to be posh areas.

It is learnt that the entire land belongs to a political family. The land has been given on lease to a private party, learnt to be a builder, who is setting up the plant.

The Residents Welfare Association of Sector 15-A(South Wing) has met the authorities concerned, including the Deputy Commissioner, the police, the chairman of the Haryana Pollution Control Board, the then Commissioner, Municipal Corporation of Faridabad, CR Rana, and the Haryana Urban Development Authority over the issue, but to no avail.

Faridabad Aur Gurgaon Main Banengai 1000 Flates

राज्य आवास बोर्ड और हूडा मिलकर फरीदाबाद, पलवल, गुड़गांव, नूंह और सोनीपत में फ्लैट बनाने की महत्वाकांक्षी योजना पर काम शुरू करने वाले हैं। ये फ्लैट उन जगहों पर बनाए जाएंगे, जहां से प्राइवट बिल्डर पीछे हट गए थे। इस प्रोजेक्ट के लिए राज्य आवास बोर्ड के अधिकारी बुधवार को चंडीगढ़ में होने वाली मीटिंग में शामिल होने जा रहे हैं।

इन जगहों के ऐसे बिल्डरों से संपर्क किया जा रहा है, जो किसी कारणवश फ्लैट तैयार नहीं करवा पाए हैं। हालांकि फरीदाबाद और गुड़गांव जिलों में दो बिल्डरों के साथ करीब एक हजार फ्लैट बनाने की रिपोर्ट पर तेजी से काम चल रहा है। प्रथम चरण में इन दोनों शहरों को पांच-पांच सौ फ्लैटों का तोहफा मिल सकता है। इसके लिए दो बिल्डरों से बात चल रही हैं। उनसे समझौता होते ही परियोजना पर कार्य आंरभ कर दिया जाएगा। राज्य आवास बोर्ड के अधिकारी एन. के. गांधी ने बताया कि पलवल, सोनीपत और नंूह में ऐसी जगह तलाश की जा रही है, जो एक्वायर करनी है। जमीन एक्वायर होने के बाद प्लॉन तैयार किया जाएगा। फरीदाबाद में कुछ ऐसे सरकारी मकान बने हुए हैं, जो प्रोजेक्ट के तहत बने हैं। ऐसे मकानों को जल्द ही हूडा राज्य आवास बोर्ड को सौंपने जा रहा है।

अधिग्रहण के झंझट से मुक्ति पाने के लिए हूडा और राज्य आवास बोर्ड ने एक नया रास्ता निकाला है। बोर्ड अब प्राइवट बिल्डरों से हाथ मिलाकर उनकी जमीन पर फ्लैट बनाएगा। इसके लिए दोनों विभागों ने बिल्डरों के सामने प्रस्ताव रख दिया है। इससे जहां जमीन अधिग्रहण का चक्कर नहीं रहेगा, वहीं काम भी तेजी से हो सकेगा। राज्य सरकार ने भी अपनी मंजूरी प्रदान कर दी है। इस योजना के तहत उन तमाम निजी बिल्डरों से संपर्क साधा जा रहा है, जिनके पास अपनी जमीन व उस पर फ्लैट बनाने का लाइसंस हैं, मगर फ्लैट बनाने के लिए उनकी आर्थिक स्थिति बेहतर नहीं है। दोनों विभाग इस तरह के बिल्डरों से एक समझौता करेंगे। इस समझौते में हूडा व राज्य आवास बोर्ड, बिल्डर की जमीन पर अपने खर्च पर फ्लैटों का निर्माण करेंगे।

कार्य पूरा होने के बाद इन फ्लैटों की बिक्री भी हूडा व बोर्ड ही करेंगे। जो मुनाफा होगा, उसमें से बिल्डर को जमीन की कीमत व लाइसंस पर आने वाला खर्च दिया जाएगा। सभी खर्चों के निकालने के बाद जो भी मुनाफा होगा, उसे शर्तों के अनुसार बिल्डर, दोनों विभाग आपस में बांट लेंगे। इस तरह से सरकार की दिक्कतें भी खत्म हो जाएंगी और लोगों को सस्ते दामों में मकान मिल जाएंगे। इनके अलावा बिल्डरों को भी मुनाफा होगा। योजना को जल्द से जल्द अमली जामा पहनाने का रास्ता साफ हो गया है।

The Raja Nahar Singh Palace in Ballabgarh Turned Into A Tourist Destination In Time For The CWG 2010

The Raja Nahar Singh Palace, a heritage property in Ballabgarh, is getting a complete makeover.
Call it the effort of Haryana Tourism to promote the resort or the pressing demand in the national capital region to get ready to receive the guests for Commonwealth Games 2010.

Renovation work at the palace site is going on at a fast pace.

Haryana Tourism Divisional Manager, Sheetal Prasad Jain, said that the RajaNahar Singh Palace, that was taken over by the state tourism department in 2003, had undergone a major change a few years back. However, some changes remained. Haryana Tourism sources said that over Rs 1 crore was to be spent. "The idea is to make it a complete tourist destination," said Jain.

"The walls are being painted with the colours in vogue in the period the palace was constructed.
Cementing of the parking area and changing of the flooring is also under the renovation plan," Jain said.

Jain said though the premises are open to public and many marriage functions are being held there, the construction work will continue as per schedule."Marriages are keeping the premises engaged. However, the work is going on in full swing and we hope to complete it in a month or so," he said.

Jain said guests on New Year eve would have an altogether different experience. 2003 This is the year when the Raja Nahar Singh palace was taken over by the state tourism department. It had undergone some changes. Rs 1 crore This is the amount of money that will be spent on the complete renovation of the heritage site, say officials. 2009 Although marriages are keeping the premises engaged at present, officials says work is on in full swing at the palace.

2000 Plots Up For Sale In Faridabad

If you are looking for a piece of land in Faridabad, now is the time. The Haryana government has invited applications for 2000 residential plots up for sale in the Delhi suburb.
The Haryana Urban Development Authority (HUDA) had on Monday which, incidentally, was Haryana Day -- announced the sale of residential land in 16 towns of Haryana.

Faridabad topped the list with 2000 plots.

Plots of different sizes are available in Sector 2, Sector 56, Sector 56 A, Sector 62, Sector 64 and Sector 65 in Faridabad.

Bookings will open on November 6 and close on January 5 next year.

Plots in Sector 56 and 56 will be the costliest at Rs 10,763 per square metre followed Sector 2 at by Rs 9,900 per square metre.

The lowest rate has been quoted at Rs 5,580 per square metre in Sector 64.

Applicants will have to pay 10 per cent of the total tentative cost as earnest money.

Abhey Singh Yadav, HUDA administrator for Faridabad, said: "We have invited applications for freehold residential plots. The date for the draw of lots will be decided after the booking is complete."

The application forms are available with estate officers concerned, the HUDA chief administrator's office in C3, Sector 6, Panchkula and different banks.

Faridabad: Avaidh Nirman Ko Karva Skengai Vaidh....

शहर में अवैध निर्माणों को वैध कराने के लिए नगर निगम ने तैयारियां शुरू कर दी हैं। रेजिडेंशल इलाकों के लिए नई पॉलिसी बनाई जा रही है। निगम अधिकारियों का कहना है कि इस योजना के तहत शहर के सभी रेजिडेंशल इलाकों के लोगों को मौका दिया जाएगा कि वह अपनी प्रॉपर्टी में हुए अवैध निर्माणों को वैध करा सकें। अगले महीने से इसे लागू किया जा सकता है। पिछले दिनों एनबीटी ने शहर में अवैध निर्माणों पर सीरीज़ शुरू की थी। सूत्रों का कहना कि इसी के चलते जिसको निगम कमिश्नर ने यह निर्णय लिया है। यह पॉलिसी कमर्शल इलाकों के लिए नहीं होगी। जानकारों के मुताबिक इससे निगम को तीनों जोन से 6 से 8 करोड़ रुपये की आय होने की उम्मीद है।

निगम कमिश्नर सी. आर. राणा ने बताया कि आला अधिकारियों के साथ नई पॉलिसी को लेकर बैठक की गई। इसके मुताबिक रेजिडेंशल इलाकों में अवैध निर्माण वाले मकान मालिकों को अपनी प्रॉपर्टी और उसके निर्माण का सेल्फ असेसमंट कर एक सर्टिफिकेट निगम में जमा कराना होगा। इसके जरिए साफ हो जाएगा कि मकान में कितना निर्माण नियम के मुताबिक है और कितना नियमों से परे। सेल्फ असेसमंट को निगम की तरफ से नियुक्त आर्किटेक्ट द्वारा मंजूरी दी जाएगी। मकान मालिक के कहे मुताबिक निगम के आर्किटेक्ट मकान की सेल्फ असेसमंट रिपोर्ट बनाएंगे। किसी प्रकार की धांधली को रोकने के लिए निगम के बाइलॉज का सहारा लिया जाएगा।

मकान मालिक इसे देखकर जान सकता है कि उसके घर में कितना अवैध निर्माण है। आर्किटेक्ट द्वारा सेल्फ असेसमंट की रिपोर्ट के साथ-साथ अवैध निर्माण को वैध कराने के लिए निश्चित फीस तय की जाएगी। हालांकि निगम के अधिकारियों ने इसके लिए फीस अभी तय नहीं की है। निगम के बाइलॉज के मुताबिक ही फीस तय की जाएगी। इस योजना से शहर में रेजिडेंशल इलाके में अवैध निर्माण कराने वालों को तो इसे रेग्युलराइज कराने का मौका मिलेगा ही, साथ ही नगर निगम की आय में भी वृद्धि होगी। निगम कमिश्नर ने बताया कि यह योजना फिलहाल शुरुआती स्तर पर है। आर्किटेक्ट वगैरह से बातचीत कर आगे का खाका तैयार किया जाएगा।

If you are planning to buy a house, now is the time. Do it now, because a rise in interest rates might not be too far away.

Ending a 13-week streak of contraction, the wholesale prices based inflation rate returned to the positive zone in figures relating to the week ending September 5, triggering speculation about when the Reserve Bank of India (RBI) would announce a rise in lending rates.

Inflation measured by the wholesale price index (WPI) rose by 0.12 per cent for the week.

It had fallen by 0.12 per cent in the previous week.

The RBI faces the dilemma of containing prices without making loans costlier for individuals and corporations in an uncertain economy.

One way to contain inflation is to reduce the amount of money circulating in the economy.

The RBI usually does this either by sucking out liquidity from banks by raising the cash reserve ratio (CRR, or the percentage of deposits commercial banks have to park with the RBI) or by raising interest rates and reducing demand for money. A rise in interest rates could upset plans of realty firms as people defer plans to buy homes.

"Borrowing rates may go up in three months' time and that may result in a rise in lending rates," said R.R. Nair, CEO, LIC Housing Finance.

The government said the rise in inflation rate was not unexpected. "This is a trend we were expecting," finance minister Pranab Mukherjee told reporters.

Many Old Buildings Unsafe, Faridabad Civic Body Chief Says New Floors Add To Fear

Wednesday's mishap in which a departmental store collapsed, claiming six lives, has come as a wake up call for civic agencies of this industrial city. Senior officials admitted that a significant number of buildings in the old city could be structurally unsafe since those were built decades ago and without improving the structure, floors had been added. The situation was more grave in the case of residential properties being used for commercial purposes.

Commissioner of Municipal Corporation of Faridabad (MCF) C R Rana said the corporation had issued notices to violators falling under the second category. ``We are carrying out the survey. As far as structural safety is concerned, it is the responsibility of the house owner. Buildings in the city came up much before the corporation came to existence here. Now we don't approve a plan until standards of structural safety are met in the design,'' the commissioner claimed.

However, locals blamed MCF officials for allowing violations to continue and held them responsible for creating greater chaos in the city. ``What is the use of these monster agencies if they can't manage the city, stop violations or at least book them? Palms are greased and all illegal things continue. They will put on a brave face for the next few days and then it will be back to square one,'' alleged Jagat Singh, a resident of NIT-2.

Commenting on the City Shopping Centre collapse, MCF officials said they had issued a notice to the owner for violating the land use of the property. ``I have been told by the corporation officials that the owner had got a stay order from the court and hence was operating his store. But there was no permission for the renovation that he was carrying out,'' Faridabad DC Praveen Kumar disclosed.

Naharpar In Faridabad: The Next Big Realty Destination

Naharpar in Faridabad is new realty destination in NCR. This promises to be yet another upcoming land of dreams. Jokes apart, not too far in time, Naharpar can be compared to places like Gurgaon and Noida considering that the overall development here is going on at a rapid pace. Realtors say it is becoming an important destination. The best thing about Naharpar is that realty prices are affordable here.

The current position is if you drive down to this place from Delhi, the only roadblock seems to be at the Badarpur border due to the perpetual traffic snarlups. However, as Hindustan Constructions Co Ltd (HCC) has begun work on the construction of a flyover at Badarpur border, connectivity problem will ease for sure. And, the Badarpur border flyover is not the only reason for real estate developers thronging this place. Other developments taking place in the vicinity include the Taj Expressway (near Sector 80), and a highway starting from Kalindi Kunj and running parallel to Mathura Road that will bypass the city - it will be a kind of a peripheral road around Naharpar area.

It should be noted that after the development of Gurgaon, HUDA is now focusing on the development of Faridabad, the forgotten industrial town. HUDA is also widening the existing bypass at Sector 37, which includes the construction of a flyover over it. Municipal Corporation of Faridabad (MCF) has notified Sector 79 in the area as a commercial district. A few concerns of the buyers will be the development of sector roads in the area. Regarding this, the government has imposed Section 17(4) of Land Acquisition Act for compulsory acquisition of the land falling under sector roads. One more concern was the increase in external development charges (EDC). In Gurgaon the EDC has increased but in Faridabad, since no external development has taken place in the new sectors, the decision of a revision of EDC has been kept in abeyance.

If officials are to be believed, the greening of the place is also being taken care of. "We have reserved a whole area, Sector 52A in Gurgaon as the green area and weare also taking care of the greening of Faridabad," says a HUDA official.

Bypass Project Hits A Roadblock Owing To Road Encroachments

The most-awaited six-lane bypass project of Haryana Urban Development Authority (HUDA) has hit a roadblock on the road from Badarpur border to Sector 65. The authority is finding it difficult to move the project from Sector 29 to a petrol pump that is in front of Mazdur Basti. This four kilometre-long stretch is seen as a problem area and it is not expected to be constructed easily. The project will unclog routine traffic jams on the Delhi-Mathura highway.

The 26 kilometre-long project has been awarded to  MBL Company. The cost of the project is estimated at Rs 128 crore and except for the four km-long stretch that is under debate, the rest of the 22 km-long stretch is proposed to be completed by May 15, 2010. The work is in progress from Sector 2 to national highway but the problem is in Sectors 3, 8 and Palla area where the shifting of electricity poles is required.

The estimated cost of Rs 128 crore may be increased by nearly Rs 4.76 crore due to overheads. The cost of shifting the sewerage disposal line from Sector 37 will cost Rs 46 lakh. Similarly, the sewerage line that was laid by NBCC according to the four-lane system will have to be shifted and it will cost Rs 3.90 crore. The green belt that is in Sector 14 area will also need to be transplanted and the same will cost Rs 40 lakh.

The problems faced by MBL do not end here as encroachment on both sides of the bypass road is a major hindrance. MCF and HUDA are responsible for removing encroachments from their respective areas. Hundreds of jhuggies have mushroomed on the green belt. From Old Faridabad to Sector 17, some unauthorised workshops have also encroached upon the land. Shops selling gates and wooden doors have also been in the area for the past two years.

Along with the project of six laning, a flyover project over railway crossing is going on simultaneously in Sector 65. HUDA has designed the railway crossing flyover in such a way that villagers will not find it difficult to cross the bypass.

हरियाणा विधानसभा भंग करने से पहले मुख्यमंत्री भूपेंद्र सिंह हुड्डा की अध्यक्षता में शुक्रवार को बैठक में 1250 अवैध कॉलोनियों को वैध घोषित कर दिया गया। इससे हजारों मकान टूटने से बच जाएंगे। इनमें फरीदाबाद की 70 कॉलोनियां शामिल हैं। इसके साथ ही बैठक में और भी कई घोषणाएं की गईं।

मंत्रिमंडल ने हरियाणा नगरपालिका अधिनियम 1973 और हरियाणा नगर निगम अधिनियम 1994 के प्रावधानों और मानदंडों को पूरा करने वाली अनधिकृत कॉलोनियों को नियमित करने की मंजूरी दी। बताया गया है कि जहां 50 फीसदी से ज्यादा प्लॉटों पर मकान बन चुके हैं, फायर टेंडर पहुंचने की चौड़ी सड़कें हैं, ऐसी कॉलोनियों को 30 जून 2009 से नियमित माना जाएगा। खाली प्लॉटों को कॉलोनी का हिस्सा माना जाएगा। नगर निगम में 250 रुपये, नगर परिषद में 200 रुपये और नगरपालिका में 150 रुपये प्रति वर्ग मीटर फीस लगेगी। तीन महीने में यह प्रक्रिया पूरी कर ली जाएगी।

मंत्रिमंडल ने हरियाणा शहरी (किराया एवं बेदखली नियंत्रण) अधिनियम 1973 में संशोधन के लिए एक कमिटी गठित की है। मुख्य सचिव कमिटी के अध्यक्ष होंगे। वित्त आयुक्त एवं प्रधान सचिव शहरी स्थानीय निकाय, वित्त आयुक्त एवं प्रधान सचिव वित्त विभाग, वित्त आयुक्त एवं प्रधान सचिव नगर एवं ग्राम आयोजना विभाग, विधि परामर्शी तथा महाधिवक्ता इसके सदस्य होंगे। निदेशक शहरी स्थानीय निकाय इस समिति के सदस्य सचिव होंगे।

Faridabad Complex Residents Out To Teach Builders A Lesson

Power, water supply, sewage disposal system in a shambles more than two years after possession was handed over, allege residents

Bereft of basic amenities like water, power supply, proper sewage disposal and treatment plant at their housing complex, the residents of Omaxe Green Valley lodged an FIR on Monday with the Faridabad police against the builders, RPS Associates, on charges that include cheating and breach of trust.

RPS Associates, a lesser known name in the realty sector, had in early 2007 handed over the possession of the flats and villas developed by it and promoted by Omaxe at the Omaxe Green Valley, situated on Surajkund Road in Sectors 41 and 42.

Those who moved in found that the builder failed to provide even the basic amenities.

The general secretary of the residents' welfare association (RWA) said: "The developers had to deliver the project in 2006. However, delays in obtaining sanctions and other financial issues postponed the project. Since the developer would have had to pay penalty for the delay as per its agreement with banks and the government, it found an easier option handing over possession.

The builders do not have a completion certificate till date." In June 2007, the developer had signed an agreement with the RWA stating that till the time the state government provided an authorised power connection, they would provide diesel for the generators and charge residents at the government rate of Rs 4 per unit. Till date, however, the builder is charging Rs 5.30 per unit.

Emerging Residential Destinations To Get High-Speed Road Corridors

FOCAL POINT :This proposed 61 km long expressway will change the development along the corridor and is one of the priorities of the highway regulator With the Delhi-Gurgaon stretch of NH-8 converted to an eight-lane access control highways, Haryana's financial capital has become the preferred residential destination.


In the next few years, owning a house in the suburbs of Delhi is going to be as good as living in Delhi. Though upcoming residential hubs
beyond Noida, Dharuhera, Bhiwadi, Indirapuram, Faridabad, and Sonepat, sound remote now, considering their distance from the national capital, a slew of improved highways and the Metro connectivity is set change this perception and make these localities more attractive for buyers. UP LINK ROAD
Yet another improvement of road network -the 3.4 km UP Link Road - connecting Akshardham temple to Noida, is expected to bring major relief to Noida-bound traffic, making commuting between Shantivan and Greater Noida almost signal-free, barring one red light.

The ambitious Delhi government project to be completed before the games includes addition of one lane each on the sides, besides construction of one single carriage way and one double carriage way flyovers on three traffic intersections to make movement signal-free. While the first flyover with a single carriage way would cover the stretch at Mayur Vihar Phase I red light, the second flyover with dual carriage way will do away with two traffic red lights - one at Samachar Apartments Chowk and another near the Delhi-Noida-Delhi toll road.

FARIDABAD STRETCH (NH-2)
Faridabad, the other emerging within-reach residential destination, is now set to get seamless connectivity with Delhi. After several delays, the ambitious 6-lane elevated-corridor project covering the congested stretch of Badarpur has taken off.

According to NHAI officials, the Rs 340 crore project is expected to be completed by September 2010. The non-stop link starts from near NTPC, Badarpur and ends near Sector-37 crossing in Faridabad. The entire elevated corridor has five major intersections (two in Delhi and three in Haryana), namely, NTPC junction, Sarai junction, Jaitpur junction, Mehrauli junction and Sector-37 junction.

70 Colonyo Ke Vikas Par Kharch Hongai 2,000 Cr Rupay....

70 अवैध कॉलोनियों के वैध होने के बाद उनके विकास पर करीब 2 हजार करोड़ रुपये खर्च होने का अनुमान है। नगर निगम के कमिश्नर सी. आर. राणा ने बताया कि सर्वे के मुताबिक इस रकम से इन कॉलोनियों में सीवर लाइन, पानी और बिजली कनेक्शन और सड़कों का निर्माण किया जाएगा। सारा काम नगर निगम को ही करना है। उन्होंने बताया कि इंटरनल डिवेलपमेंट पर करीब 600 करोड़ रुपये खर्च आने की उम्मीद है, जबकि बाकी खर्च बाहरी विकास पर। उन्होंने बताया कि वैध होने जा रही कॉलोनियों से कन्वर्जन चार्ज भी वसूला जाएगा।

पहले यह चार्ज डिवेलपमेंट चार्ज के रूप में होता था। सरकारी जमीनों पर बसी कॉलोनियों के लिए अलग से योजना तैयार की जा रही है। इसके तहत मल्टिस्टोरी फ्लैट बनाएं जाएंगे। ये फ्लैट अवैध कॉलोनियों के आसपास ही होंगे। इन्हें बिल्डरों को दिया जाएगा। बिल्डर को तय स्टोरी से ज्यादा मंजिल बनाने की छूट दी जाएगी, ताकि बिल्डर अपना खर्च निकाला सकें। उन्होंने बताया कि शहर को स्लम मुक्त करने के लिए इस योजना को लेकर कई बैठकें हो चुकी हैं। वहीं उन्होंने कहा कि एसीनगर के विकास के लिए अलग से योजना तैयार कर सरकार को भेजी गई है।

A Greater Potential: Naharpar Area of Faridabad Will Become A Prime Zone Once Infra. Is Put In Place

One area that has been in the news of late is the Naharpar area or Greater Faridabad -- much like new Gurgaon or Greater Noida. The one reason, according to brokers, that's leading to the development of the area is the land crunch and high property prices in other NCR areas. In spite of the fact that a number of infrastructure plans have been chalked out but not implemented -- the Naharpar area still offers affordable prices.
As one drives to this place, a big hurdle on the way is the Badarpur border area because of traffic jams.

However this problem should be hopefully over, as Hindustan Constructions Co.Ltd (HCC) has started work on the construction of flyover at the Badarpur border. The other infrastructure development to take place in the area include the Taj Expressway (near sector 80), and a highway beginning from Kalindi Kunj and running parallel to Mathura Road that will bypass the city -- meant to be a kind of a peripheral road around the Naharpar area.

It should be noted that after the development of Gurgaon, HUDA is now focusing on the development of Faridabad, the forgotten industrial town. HUDA is also widening the existing bypass at Sector 37, and constructing a flyover over it. Sector 79 in the area has been earmarked by the gov ernment -- as per the notifi cation by the Municipal Corporation of Faridabad (MCF) -- as the commercial district.

For buyers who are interested to buy property in Faridabad but worry about the condition of the roads here, the good news is that the government has imposed Section 17(4) of the Land Acquisition Act for compulsory acquisition of land earmarked for sector roads.

Another concern voiced by buyers is the probable increase in external development charge (EDC). It has been increased in Gurgaon, but in Faridabad, since no external development has taken place in the new sectors, the decision to revise EDC has been kept pending.

If officials are to be believed then greening of the area is also being taken care of. "We have reserved Sector 52 A in Gurgaon as the green area and are also taking care of the green belt of Faridabad," says a HUDA official.

 हरियाणा के मुख्यमंत्री भूपेंद्र सिंह हुड्डा ने कहा है कि फरीदाबाद, खरखौदा, रोहतक और यमुनानगर में चार इंडस्ट्रियल मॉडल टाउनशिप विकसित की जाएगी। कुंडली में राजीव गांधी एजुकेशन सिटी के पास पब्लिशर हब भी स्थापित किया जाएगा। पैट्रीशिया हेविट के नेतृत्व में यूके इंडिया बिजनस काउंसिल के प्रतिनिधिमंडल ने गुरुवार को मुख्यमंत्री हुड्डा से मुलाकात की। प्रतिनिधिमंडल ने शिक्षा, खाद्य प्रसंस्करण, लॉजिस्टिक्स और परिवहन क्षेत्र में सहयोग की पेशकश की।

हुड्डा ने बताया कि राज्य में कांग्रेस की सरकार ने ही विकास की धारा बहाई है। प्रदेश में उद्योगों के लिए बेहतर आधारभूत सुविधाएं उपलब्ध कराई है। यही कारण है बड़ी संख्या में विदेशी निवेशक निवेश के लिए प्रदेश की ओर आकषिर्त हुए हैं।

राज्य औद्योगिक और आधारभूत संरचना विकास निगम के एमडी राजीव अरोड़ा ने बताया कि हरियाणा प्रदेश ने दिल्ली के साथ बेहतर तालमेल विकसित किया है। गुड़गांव से इंदिरा गांधी अंतरराष्ट्रीय हवाई अड्डे की दूरी केवल 20 मिनट में तय की जा सकती है। मेट्रो रेल का विस्तार गुड़गांव-फरीदाब& #2366;द और बहादुरगढ़ तक किया जा रहा है। उन्होंने कहा कि गुड़गांव और फरीदाबाद को राष्ट्रीय राजधानी दिल्ली की 'ट्विन सिटी' के रूप में विकसित किया जा रहा है। यूके इंडिया बिजनेस काउंसिल के प्रतिनिधिमंडल ने गुड़गांव को अंतरराष्ट्रीय सिटी के रूप में विकसित करने की सराहना की।

 लोगों के वाहनों को फर्राटा गति से दौड़ाने के लिए तैयार किए जा रहे ईस्टर्न पेरीफेरल वे के रास्ते में एक और अड़चन आ गई है। इसके लिए इस एक्सप्रेस-वे में अब तीन जगह से बदलाव किया जा रहा है, क्योंकि जो साइटें इस एक्सप्रेस वे के रास्ते में आ रही हैं, उनका सीएलयू पहले ही हो चुका है और साइटें बदलना मुश्किल हैं। इसलिए इस एक्सप्रेस-वे के रास्ते में ही बदलाव करना जरूरी था।

नेशनल हाईवे पर सफर करने वाले लोग अक्सर दिल्ली में प्रवेश करने से पहले ही जाम में फंस जाते हैं। इससे न केवल लोगों को परेशानी होती है, बल्कि दुर्घटनाओं में भी इजाफा हो रहा है। लगातार बढ़ती जा रही ट्रेफिक के जाल से छुटकारा दिलाने के लिए सरकार ने पेरीफेरल एक्सप्रेस-वे बनाने की योजना तैयार की थी। इसमें वेस्टर्न और ईस्टर्न एक्सप्रेस-वे शामिल किए गए थे। यानि फरीदाबाद के दांई और बांई दोनों तरफ से एक्सप्रेस वे गुजरेंगे। इससे न केवल औद्योगिक नगरी के विकास में बल मिलेगा, बल्कि यहां विकसित होने वाली योजनाओं को भी काफी बल मिलेगा। दोनों की एक्सप्रेस वे को बनाने के लिए जोर-शोर से तैयारियां चल रही हैं। इन दोनों एक्सप्रेस-वे के बन जाने के बाद न केवल दिल्ली जाने वाले बल्कि आगरा से सोनीपत की तरफ जाने वाले वाहन चालकों को काफी सहूलियत होगी। सोनीपत से लेकर पलवल तक बनाए जाने वाले ईस्टर्न पेरीफेरल एक्सप्रेस-वे के लिए पिछले काफी समय से मशक्कत चल रही है। इस एक्सप्रेस-वे को रिलायंस कंपनी बनाएगी। इस रोड की कुल लंबाई १३४ किलोमीटर है। इसको बनाने में २६७५ करोड़ ヒपए की लागत आएगी।

हाल ही में इसका रूट तय करने के दौरान पता लगा कि नहरपार तीन जगह ऐसी साइटें आ रही हैं, जहां से इस एक्सप्रेस-वे का बदलना जरूरी है। जो साइटें बीच में आ रही हैं, उनका पहले ही सीएलयू हो चुका है। इसलिए अब टाउन एंड कंट्री प्लांनिग इस एक्सप्रेस-वे को तीनों जगह से बदलने में लगा हुआ है। इन तीन साइटों में दो निर्माण और एक का सेक्टर ८९ है।

डीटीपी एनएस चौहान ने बताया कि तीनों साइटों का सीएलयू पहले ही अप्रूव हो चुका है। इसलिए इस एक्सप्रेस के रास्ते में थोड़ा बदलाव किया जाएगा।
