Hello all,
I wish to buy a residential property in Gurgaon. The idea is to shift to Gurgaon in the next 3--4 years.
I was considering the following projects
• 1) Bptp park prime
• 2) Bptp freedom park life sec57
• 3) parshvnath green ville high rise floors,sohna rd
• 4) Orchid petals
• 5) The legend sec 57
• 6) Spaze privy express
Now after going through this forum I have decided that I will not go in for something which is still on paper as almost all builders are defaulting on the promises they make regarding time of delivery. So that rules out option 1 and 6 as construction has hardly started on these projects.
Option 2 BPTP Freedom Park Life, though is fully constructed and is already in possession stages but is still unviable because its a BPTP project which I see is the builder with most negative publicity, on www.GurgaonScoop.com or off it. Even my bankers told me to keep clear of BPTP projects. The home loan too is doubtful in case i go ahead with it.
The Clarion Legend, I got to know from this portal is in the pipeline for a very very long time and the builder has also been sued by members of this forum and I have hence ruled it out too.
That leaves me with option 3 and 4 only. Parsvnath Greenville and Orchid Petals for me. I have seen the samples/show flats of over 20 builders in gurgaon but not of these two projects though I have seen them from outside.
I have the following questions :-
1) Which amongst these two is a better buy??? GreenVille High Rise or Orchid Petals??
2) What are the build qualities of these flats? Can these really challenge the quality of say BPTP Freedom Park life ( trust me!! its built superbly beautiful from inside)
3) Both of these are in the initial phases of possession. Can there still be issues after possesion?
4) What is the reputation of both these builders generally and specifically in Gurgaon market?
5) What the approx per square feet price that i should be looking forward too if i wish to go for a 1800---2200 sq ft flat. Would 3500 psft be good?
Kindly answer my queries to the best of your knowledge.

My budget is 60 lakhs, and would prefer a Ready To Move Apartment, but am open to safe under-construction or new launches too. Main criteria is approx Rs 60-62 lakhs budget.

The Close North (Nirvana Country) project layout shows a part of land marked as "Others Land" and this part of land marked as others falls within the boundry wall of the project.
I would like to know what does this mean, who owns such land. Can Close residents use that piece of land.

Has Bestech changed specs of Park View Spa Next

Hi,
Park View Spa Next was launched as a luxury apartment at affordable price.
It was supposed to have the same specs as Park View Spa (including imported marble flooring in living/dining area, modular kitchen and ACs) except that the lobbies were not supposed to be airconditioned. The basic sale price was Rs 3295/= psft.
I went to their site today and found that the BSP for "standard" specifications is Rs. 2950/= psft.
Have they changed the specs and reduced the price or are they also selling apartments with "standard" specs? In that case, what are the standard specs? Anybody has any insight into what has changed?

I am interested in buying a flat in Gurgaon and have short-listed Taksila Heights, Spaze Privy and Vatika India Next. I can also add BPTP Park Prime.
My question is that I don't find any details of Taksila builders and Spaze Privy, and where could I find more details?
Any thoughts on which of the above investment will be most suitable and reasonably priced investment?

Looking For Feedback On Some Selected Gurgaon Properties

I came across this website www.GurgaonScoop.com by accident and found a lot of comments from knowledgable local people so am posting my question here.
I'm currently based in US but am planning to move back within next 2 years so wanted to buy a property in NCR. I did some research and shortlisted the below properties -
1. Emaar emerald floors premier
GF - 1650 sqft @ 3750/sqft - total about 79L
FF - 1650 sqft @ 3750/sqft - total about 72L
FF - 1650 sqft @ 3750/sqft - total about 70L
2. BPTP Park Prime
1999 sqft @ 2730/sqft - total about 63L
3. Unitech Vista
1560 sqft @ 2864/sqft - total about 52L
4. Unitech Residences
1545 sqft @ 3745/sqft - total about 60L
5. Unitech Sunbreeze
I think 1 4bhk this will cost about 70L however didn't like the entrance from village side
I also looked at Noida but the only one I liked was Kosmos heights by Jaypee in Noida (not greater noida) which will cost about 60L.
I did not look at ready to move in properties at this point since I won't be back before 2 years. I am ok as long as the properties complete within the next 3-4 years. My goal is investment cum self-living in a gated community with security.
I missed the MGF emerald floors - the 3 story houses and now they are commanding 4-5L premium + brokers 1% so I think emerald floors premier is better for me.
Here are my questions -
1. Based on your knowledge, how would you rank these from POV of
a) investment with 3-5 year outlook
b) self-living for a family of 4+ a dog
2. Based on your experiences/knowledge, how much can one negotiate with these builders? Does it matter if it's a group of 4 people purchasing?
Coincidentally, 4 of my friends are also planning to buy homes in NCR so now we are a group of 5 people.

Clarion Group promoted Legend properties in sector 57 is one of the projects which has been delayed now for a long time and the management has been high handed in keeping the property owners well posted on the status.
People who have purchased a property in Legend Sector 57 have now formed a Yahoo Group and they are collaborating to-gether to get better grip on the situation.

DLF Park Palace is available at Rs 5500/ sq ft ,is it wise to invest?
Pros : It is on Golf Course road
Would be ready in 1 & half year.
Cons :Price is higher side
The question is on appreciation potential of future.

I work in a MNC in Gurgaon. I am looking forward to investing in Gurgaon, and have a 3 years investment horizon.
In this connection I would like to seek your expert opinion about which is a better option to invest in Apartment or a Plot ?
I am considering Unitech The Close(2000sqft-90lakh) or a 300sqyd Plot @30K/sqyd in Sushant Lok II/III.

What is happening to prices in Greenwood City, Sector 45 Gurgaon? I was just there after 9 years and found it to be still 75% vacant.
Some agents close-by say prices have touched to Rs 70,000/sq. yrds but frankly I do not see it to be fit at Rs 35000/sq. yrd!!! The place apprears to be very conjusted and am not not sure if it is desirable to build and live there.
In any case, can anyone tell me the TRUE and honest price/sq. yrs for 500 sqyd plots facing main road?

Hi
Tulip Infratech has launched 'White' - an apartment complex in Sec 69 Gurgaon. Is this ia good investment opportunity?
'White' has three bed room apartments only, and is located about 2 kms from Sohna T-Point. Approach road is yet to come up. They are selling at 2500 psf. From the perspective of investment, is it a good opportunity?
My apprehension is that while the company has been trying to sell it for the past one month at a reasonably competitive rate, there are still unsold, especially since the other projects being marketed right (Unitech - Vistas, Ireo, Emaar MGF Premier floors etc.) now are priced higher.
My main questions are:
(a) what is Tulip's reputation of quality of construction?
(b) what has been a house owner's experience in dealing with Tulip?
(c) from a location and layout perspective, is this project worth the price?

Which banks finance upon the builder floors built up by individuals (not developer companies) and, do they disburse
• The construction-linked payment to individuals or
• only at the time of registry?

I am an NRI and wish to invest in property in India.
Taking all the parameters into account, Gurgaon seems to be the best option. However, I'm still confused over where to invest in Gurgaon.
I am looking for a 3years period for investment and won't like to invest in any on paper or under-construction projects as I don't have faith on Indian builders.
Hence, please suggest me where should I invest in gurgaon(land/flat/commercial) to reap maximum appreciation on my investment.

I am planning to buy a plot in Vatika India Next sec-82 Gurgaon in the range 40-50 Lacs as an investment option.
On approaching various property dealers, I got to know that rates are between 17k - 20k.
Can someone suggest me on the following points:-
- Is Vatika India Next a good option to explore?
- If no, then what could be the better option?
- Is the rate quoted by dealers on higher side?

Cheating Case Against Raheja Navodaya In Gurgaon

We have booked 3 - BHK flat in Raheja Navodaya on 17 acre land in Nov, 2007 and on May, 2008, we are allotted 3rd floor flat on tower- I-1. We are sincerely paying all the installments.
But, in mid this year, it was came to as a surprise that RAHEJA NAOVADAYA has changed the complete plan and reduced the area from 17 acre to less than 10 acre and switched tower positions and that too after taking more than 50% of the total cost by all customers.
We have given our non-consent to this in same month, but Raheja authorities have not shown any positive attitude
They have also reduced the no of Towers from 4 to 1 for 3 BHK and also reduced the complete area from 17 acre to less than 10 acre. They had promised to make a big township and booked flats at high rate, but now it will be a small society and with very less common area as compared to what we were promised. This shows fraud case as they have shown false positive things at time of booking and now actual making a completely different plan. Navodaya customers can confirm this by comparing the site map shown at booking time and the current site map.
We have sent a legal notice through our lawyer asking Raheja Developers to deliver what was promised to all customers at time of booking or refund us total amount with 18% interest as well as compensation.Though its looks now impossible that they can deliver the same site plan that was at booking time.
But, there is no positive response from them.
Raheja is saying that they can change plan at any time before giving the possession. I think a new customer should be very much careful before booking or taking property in Raheja. As now it will be a small society, its the moral obligation on Raheja to give good discount to all the customers as well as give good exist option as they have changed the plan.
Time has come for all the Raheja customers joined hand and take combined action against Raheja
