Community Effort To Collect Real vs Super Areas Of Various Builders In Gurgaon

It will be interesting to collect a report on

Claimed Super area vs. the Actual carpet area+Balcony Area.

Normally the super area is higher to account for stairs, common area etc..

But will be interesting to see the difference between various builders..

a) Scheme name
b) # of flats to a floor
c) Claimed Super Area
d) Carpet Area
e) Balcony/Terrace area

I can do for ridgewood 4 bedroom and Heritage 3 BR..

please post your results here in this forum..

All Builers misleads (none / 0) (#1)

All Builders exaggerates the built up area. Worst is Vipul's Petal where the built up area is too high compared to carpet area. Essel Tower also gives very less carpet area compared to built up area but Essel Towers builder is honest as theu declare the following on their site and brochure - there is no cheating :

Carpet Area , Balcony area , Wall area and certain % for common area.
Hence no misleading by Essel Tower ( I respect their honesty) . But Vipul misleads (as good as cheating)  - for example they mention their drawing room as "24 x 19" + 12 meaning it is total 468 sqft. In fact it is (24 x 12) + (7 x 11) = 376 sqfy.

I checked up with the initial Sales brochure for the 4 Bedroom flat in Ridgewood..

1152 sq ft carpet area
84 sq ft balcony area
1236 Total area

Total advertized area = 1651 sq ft.

Carpet as % of total 69.77%
Carpet+Balcony as % of total 74.86%
