Palam Vihar - VERY Promising (none / 0) (#23)

I bought a duplex apartment in PV one and a half year back and have been staying since then. As far as I have read Gurgaon in the last few years, I fine the following negatives about PV as compared to other colonies in Gurgaon or Dwarka for that matter.

  1. Connectivity - This certainly is an issue. There are in 4 different routes to enter PV from Delhi and none of them can be said to be a quality route. However, you would never find congestion on these roads (atleast 2 of them for sure).
  2. Hospitals - Availabity of good hospitals (or rather just hospitals) is a problem across Gurgaon. On this front Dwarka certainly holds an edge.
  3. Proximity to Old Gurgaon - Roads might be better in Palam Vihar, but the more you go towards Old Gurgaon, the quality of roads and congestion just becomes terrible and unbearable at times. As PV does not have all the necessities available in-house as yet, a visit to old Gurgaon is required.
  4. Proximity to railway line - People might feel a little apprehensive about moving to a place which is very close to the railway line. Though I dont see it to be a major issue.
  5. distance from the "Happening" Gurgaon (which is DLF or the area close to the Malls) - There is not much "activity" out here right now, but with the opening of Ansal's Plaza things would improve.
  6. Public Transport - Again, this is an issue across Gurgaon and PV is no exception.

I think other than these negatives, which can be associated with any growing city, PV promises to be a wonderful place to live considering the following -
  1. Greenery in abundance. This is completely unlike a DWARKA or any place else in Gurgaon. PV is AWESOME. Its nature at its best in a residential colony.
  2. Good quality roads (better than other places in Gurgaon)
  3. Feeling of staying in a countryside.
  4. No traffic congestions and noise pollution.
  5. Good size plots / accomodation.
  6. Maintainence being the responsibility of Ansals.

On the whole, I would say that its a very pleasant experience staying in PV. Its just the place to be if you want to have a relaxed, soothing lifestyle when you are back home from your routine office work.

I just hope the postives always remain while efforts are made to improve on the negatives.

The biggest problem with Palam Vihar is lack of communication. Imagine what happenes to those who come from otuside as like guest and have to measure the roads some times on foot or get looted by Bijwasan peoples.
Another Irony with the twon plannign is absolute lack of sporting activities: I mean sports is so much important ...where the PV peoples would send their childeren to play football or cricket? There is no big play ground while it is necessary. Otherwise children there would not achieve a good personality. Something must be done to ensure a good sporting faciltiy. it will surely sky rocket the property rate too. SOme stadium could be sued for mutlipurpose uses like ceremonies to gatherings and sports all! Instead of Ansal's plaza these things are more needed....Sports complex, Hospital, Public vehicles. Also the protest should be done for reduction in greenery and poor security.

vihar all this while when its prices were so low.Suddenly this hype for the lost world?
Obviously the developers have used up all the prime space in gurgaon and so they turn to breathe life into a dead place.And so all this hype.I am sorry I dont agree with all this that palam vihar is the place to live.It is like living in dwarka...

With spiralling prices on the other side of NH-8,  Ansal's Palam Vihar, with well laid out & clean roads, parks, greenaries, pollution free environment, less traffic and beautiful villas/bungalows is a place where anyone would love to own a house.  It is incorrect to say that Palam Vihar is surrounded by villages and suffers from sewerage problems.  One of my close friends owns a villa in Palam Vihar and is extremely happy living there.  Whole Gurgaon is surrounded by villages whether its Ardee city or DLF colonies.  So, its not a problem with Palam Vihar because the area is huge and beautifully developed with good schools, club, market and other amenies.  Moreover, round the clock security is provided by Ansal's.  Upcoming malls, Army mess, residential projects etc. will add feather to its cap.  Most of the residents belong to elite, educated class.

In the coming days this project will make a real revelution in NCR region. Because everybody has agreed that this is the no. 1 project in the present days. Nobody can challange it.

In the coming days it is difinite that Ghaziabad will become the second Delhi. So people are engaged in booking plots concentrated with this place. In this connection ANSALS comes first...

I do not find property at lower price in PV. At Cosmos, it costs 32 lack for 3BHK. Can anyone compare and tell me the price of PV and sectors of Gurgaon.?

in the good old days tehre were 3 major builders:
DLF/UNITECH and ANSAL's

Palam Vihar is Ansal's a private coloniser so it should not be compared to HUDA sectors.

being this side of the highway the price is lower in comparison to DLF/Unitech.

If you are talking about the place having a good crowd I am sorry that is not true.You may be a few of the well educated ones but most of the crowd as of now is not great.being close to the main road is not the point but being accessabel is.How would one feel when the access is congested and one has to pass through lousy markets?
MAIN QUESTION..IF YOU SAY IT IS THAT GOOD AND THE PLACE SO POSH THEN WHY DID IT TAKE SO MUCH TIME TO TAKE OFF?
WHY DID IT HAVE TO WAIT FOR AN ANNOUNCEMENT ABOUT A ROAD FROM DWARKA?

BUT I GUESS U GENTLEMEN BOUGHT THIS SO YOU HAVE TO SUPPORT IT?
I HAD THE OPTION OF BUYING IT SOME TIME BACK WHEN IT WAS DIRT CHEAP BUT WE WEIGHED THE PROS AND CONS AND FOUND WE HAD MORE CONS..SO WE WENT IN FOR A PLOT IN DLF 1.MUCH BETTER..
 BUT GUYS SINCE PEOPLE HAVE WOKEN UP UR END THEN SOMETHING MAY HAPPEN.

palam vihar has in it to come up as a posh colony where the crowd will be good.
People will buyt there but people always buy when the price is low but thye prefer to live in the happening places and palam vihar will never be that i am afraid.

just thought of adding 2 more points to what I said earlier in post # 5-

  1. to me, distance from main highway is NOT an issue at all for Palam Vihar. Consider this fact, what type of people are living or going to live in Palam Vihar....most probably the ones who are educated and well to do and can afford to live in homes worth 50L - 2Cr. Well, I think they can also afford to have 1-2 cars as well. Where is the connectivity problem then and for whome? Its a metter of 10 mins drive to NH1. Who wanna live right next to 8 lane highway? I certainly don't fancy that.

  2. One of the most often told and SOLD concept in favor of high-rise apartments is that they have 100% power backups. Well, this may be an advantage as of today but I feel this power back up business is really short term thing. Soon ( 2-3 years, or 5 at most), there will be a number of power plans setup in Haryana and other states probably by pvt partnership and power issues will be the thing of the PAST.

Think this way, there is DEMAND of power, India has Private companies who can produce and SUPPLY power. So, whats the issue? Simple economics of Demand and Supply. Its just a matter of time. Power shortage will be a thing of the PAST. Then who will  need 100% power back up. In Developed countries I have not seen any power back up for residential complexes. To me, its simply just ridiculous to have tiny power gensets for each building. Its not scalable solution. Think beyond a building, society, group.....think about the community as a whole. We all need regular power supply.

To me, Palam Vihar is a POSH colony, where else in Gurgoan you will find plots of size 520 or 800 or 1000 sq. yards and the kind of gentry that Palam Vihar has. I couldn't find any with the price that Palam Vihar offers.

I agree the current central market simply sucks in Palam Vihar but then think about the upcoming Malls and Palam Triangle place.

In my opinion, Palam Vihar has a great future.

  1. I agree with you on "Power" as the new laws on "any pvt. company distributing power over the electric lines" has probably come into effect.

  2. I disagree a bit on connectivity. It is not as good as say RK Puram. However when you say that people have cars, I agree there. If they can affoard 2 crore property that will have driver as well (3-4 K / month)

  3. Whatever it may be, the real point is that PV is post. I agree with this assessment. If there are people that disagree, I would like to ask which other areas compare with PV ( I ask this so I am more informed)

Hi all,

I think its all about our perception of a place called Home and the surroundings that one desires.

Having lived abroad for about 5+ years, I decided to buy a piece of land in India last year. I didn't want to buy any flat in a high-rise building even though I was told that there were some advantages regarding electricity, water supply, maitenance, security etc. My primary concerns were - 1)possibility of earth quake and its impact on high-rise buildings ( I still remember what happened in Gujrat 3 years back)

  1. Why do so many people have to live in such a small space? 14-20 stories? did n't make sense to me after seeing US planned communities. It probably make sense if there is real shortage of land. but in suburban areas like Gurgaon?

  2. To me, the concept of living on/near the MAIN ROAD is simply stupid. Why would some one want to live on a main road where there will always be traffic and noise pollution. Home should be in a quite neighbourhood.

Then finally I choose Palam Vihar even though my Loan Agent and couple of close friends advised me against it. Let me summarize in this way to like Palam Vihar, one has to have a vision of a planned community which offers plenty of open space, nicely constructed villas, good roads, nice educated gentry living in a very peaceful area.

I like Palam Vihar a lot and bought a land last year.

P.S. The above are all my personal opinion and I am not an expert in real estate.

Beautifully said!

PV is a beautifully laid out place. There are problems everywhere in India of today. Those of you who have any thing against PV, can you point out a more beautiful place in Gurgaon (I have been to Malibu Town and it is nice but development there is 5% in comparison to 70-80% in PV).

is as it a downmarket colony(forget the arte)
The link has not been completed and is nowhere..
The commercial building shown in the photo is so downmarket.If this is what one will get there and a link through dwarka count the good crowd out.

is being discovered now hence the write up in the realty magazine.It was there for a long time...They have already written about all the other properties.So now the have to choose a new place..Last but not the least I guess..
Palam vihar still has a long long way to go to become a posh colony.As of now from what I saw it is not so accessable from the main areas and is congested..Its only plus is being close to delhi and the airport but it is kind of located on one side.
The sound pollution level is very high because its is so close to the airport but I guess that does not deter people Dwarka being an example is selling despite having water and electicity problems Already!!
What is shown in the pictures does not depict or present a true picture of the place..
The magazine just shows one house,one condo and one congested market like bhikaji cama.
I am sorry but that is my analysis though of course the palm vihar guys may not agree and soon i will get outbursts from them but what is true is true..and thats that.

Palam Vihar is a place to be with lush green surroundings and open spaces with 98% of the land reserved for bungalows unlike other colonies in gurgaon where high rises rule the sky......this is the area to reckon for in near future...people moved from sdelhi to aptts on MG rd because of peaceful surroundings but with all the amlls coming up thr.that area has lost its earlier charm...that makes palam vihar a place to be in future.....

While I agree about connectivity, I disagree with

"main areas and is congested"

It is one of the necest place I have seen in all of Gurgaon. Having lived in Canada I have appreciation for peace and quite. I used to live in Mississauga near Toronto. There is noice pollution there as well from the 747s. However, it is nothing in PV. Also, it is much lesser than Dwarka.

Also, the place has greenry and is not congested at all.

Why do you say bad things about any place. I guess you must have a reason?

Anyhow if it makes you happy, go for it.
