Unitech pips DLF for mega Noida "Express City" project with Rs 1583 cr offer

Congratulations To Unitech for bagging the largest land deal in the history of independent India ....
In the single largest real estate project in India, Unitech today outbid rival DLF Universal to bag the 340-acre city development contract on Noida Expressway with an offer of Rs 1583 crore.

Reliance Industries had bagged a tender in January for Bandra Kurla complex for Rs 1104.11 crore for the biggest deal till now.

A euphoric Sanjay Chandra, Managing Director of Unitech, told PTI immediately after opening of the bid, "we won the bid today and will finance the entire project from internal accurals, which have already been lined up.

"Once we have firmed up the plans and other details, we will start marketing the product in the Noida Expressway City, which we hope to commission in less than three years from the zero date," he said.

For the project where 50 per cent land would be used for open area development and greenery and the rest for residential accomodation, Unitech had bid at the rate of Rs 11,529 per square metre.

DLF had put up a bid of Rs 1,401.46 crore at the rate of Rs 10,200 per square metre, sources in the know of the development said.

The Rs 1100 crore Unitech, has woven a major sucess story recording over 1000 times growth in its share prices at Rs 10,016 a share (today's closing), would develop the city as low density residential place for high end customers, Chandra said.

The company split its equity share of Rs 10 into five equity shares of Rs 2 each and has convened Extraoridinary General Meeting of its shareholders on June 16 to seek their approval for the same.

It is also proposing to enhance its authorised share capital to Rs 210 crore from Rs 35 crore. Unitech has build over 30 million square feet of residential township.

Besides Unitech, DLF and Bangalore-based I City Infrastructure were also in the race.

Losing the deal could prove to be a setback to DLF, which is hitting the capital market with largest ever public offering next month, analysts said.

The Noida Authority had opened the technical bids on May one for the sectors 96, 97 and 98.

Charging the Uttar Pradesh government with giving away 340 acre of land in Noida to Unitech for its single largest real estate development project at throw away prices, Congress on Wednesday said it has caused a huge loss to the state exchequer and demanded its cancellation.
"The bidding for plots in sector 96, 97, 98 of Noida was done on the direction of state government to benefit Unitech, the company which was declared defaulter by the Mayawati government earlier," UPCC spokesman Akhilesh Pratap Singh told reporters.
He alleged the land was given to Unitech at Rs 11,520 per square meter though the market rate in the area was Rs 40,000 per square meter.
Singh claimed that the former Chairman and CEO, Nodia had fixed Rs 15,000 per square meter as the minimum bidding price for the land but it was reduced to Rs 5,740 per square meter.
He said the minimum bidding price fixed by Lucknow Development Authority for group housing was Rs 6,000 per square meter last year and had risen to Rs 8,000 per square meter at present.
Terming the entire deal as "stage-managed", he claimed some bids were cancelled on technical ground to benefit Unitech.
"The bids should be cancelled and minimum bidding price should be fixed afresh," Singh demanded and said he has faxed the details of bidding to the director CBI, Chief Vigilance Commissioner besides Chief Secretary, Uttar Pradesh.

New Delhi, May 24: Noida Development Authority today rubbished the Congress allegations that the 340 acre land, acquired by Unitech through bidding at Rs 1,583 crore, has been given away to the real estate giant at "throw-away" prices.

"The bids were conducted at real market prices," said Noida Authority CEO Sanjeev Saran, adding that the 340 acre land falls in sectors 96, 97 and 98, which are low density areas and residential construction could only be carried out in 50 per cent of the area.

The rest of the area was reserved for greens.

The real cost for the 340 acre comes to 30,000 per sqaure meter taking into account that only 50 per cent of the area is saleable.

Charging the Uttar Pradesh government with "giving away" 340 acre of land in Noida to Unitech for its single largest real estate development project at "throw away prices", Congress today said it has caused a huge loss to the state exchequer and demanded its cancellation.

Unitech's Noida deal underpriced, say brokers (none / 0) (#6)

A day after real estate major Unitech bagged the costliest land deal in India, brokers feel it is hugely underpriced.

Unitech pipped DLF to bag the 340-acre plot in Sector 96, 97, and 98 in Noida for Rs 1,583 crore. This is about Rs 11,500 per square meter.

"It's so cheap and the consumer loses out as they will get it at a higher price once the builder has developed it," said a real estate agent.

"It will be sold at a higher price as its located on the highway and near to the upcoming international stadium. The ongoing rate in the near by sectors is much higher," said another property dealer.

With the going rate in the area around Rs 30,000 per sq meter, the sale price is about 38 per cent of the market rate.

Fair pricing

But the Noida Development Authority feels the price is fair.

Unlike a 200-meter plot which is surrounded by ample infrastructure, the 340-acre plot comes without any infrastrucure.

As a result, as per the master plan 50 per cent of the 340 acres will be dedicated to development of residential property.

The remaining would be used for building schools, colleges, hospitals, recreational facilities and 20 per cent for roads.

"No one is taking into account that only 50 per cent of it can have residential and it can have a density of 250 people per hectare," said Sanjiv Saran, CEO, New Okhla Industrial Development Authority.

The average permissible density in most of Noida is 700-900 people. The limited density forces the builders to construct large high apartments and villas.

The Noida Authority is going to sell another 13 plots with a total acreage of 160 acres all across Noida. The sizes of these plots would vary between 1.5-30 acres of land.

The Cost of Land to Unitech by quoted rates of 1583 Crore for 340 Acres is calculated at  approx. Rs 10000/= per Sq yard. after loading for 50% green area the cost will be 20000/= per sq yard add to it the cost of development, construction, marketing & profits, the experts expect that Unitech will sell the units for not less than Rs 50000/= per Sq yard. So all fellow readers who feel that prices will fall in NCR should revaluate their basis of opinion and either regret delayed decision or misinformation or be prepared a dig a deeper hole in their pockets.

Record land deal for Express City Noida, means more flats at high cost.

Express City is for residential purposes with 50 per cent of the land earmarked for open and green areas. Unitech managing director Sanjay Chandra told that the area will developed to build super luxury residential apartments -- with the total number of flats not exceeding 5,000. It is a low-density area and so the number of flats will be less.

Depending upon the master plan and the guidelines of the Noida Authority, it would either develop high-rise apartments or bungalows.

Chandra said Express City is a milestone project in the real estate development industry. "Our past experience in the development of world-class infrastructure and building capabilities will help us to contribute towards making Noida a truly global township," he said. "We look forward to partnering with the state and implementing our plans for the Express City."

The project cost would be around Rs 5,000 crore, which will be funded through internal accruals, Chandra said. The company has already deposited 10 per cent of the bid amount. The balance is interest bearing and can be paid over the next five years.

Sources said work on the project would start in six months and it would be completed by 2010.

so each flat will cost 1 crore to build. Expect a selling price of something like 2 crores for each flat.

Greater Noida that is further down that expressway is looking like a good value for money now. Unitech was selling units there at 2600 psf there.

Any way the biggest pre-launch of all times will happen before the end of this year.

You are talking of Unitech selling these units at 50000/= per Sq yard but how many people can afford this price as most of the affluent and rich people have already invested in Real Estate. This would be a major setback for Unitech as prices have started coming down and this project will be a major loss making proposition.

50000 psy. is not much (none / 0) (#9)

When you look at the prevailing prices in places in Delhi like Dwarka and Rohini. In many sectors of Rohini prices are above Rs. 1 Lac per square meter.... and that is for sectors developed by DDA where water supply is not good, most sectors don't have proper parking space and have a lot of illegal structures like showrooms built in DDA flats. These are basically open areas without gated security etc.

So Unitech can easily command prices well above 50000 psy because their plot is on a great location. Road connectivity to central Delhi is good, much better than the connectivity of Sohna Road or any other place in Gurgaon to connaught place. Expect the villas to be priced at well above 1 lac psy. I wouldn't be surprised at a price of 1.5 lacs psy. for villas and 6000 psf for flats in highrise buildings.

I don't know how all you brokers churn out the rates without impunity. rates of 10000 psy, 6000 psf etc.

Just to correct your precptions unless you want to rubbish all these properties

  1. Unitech Nirvana - 40000 psy (constructed)
  2. Central Park - Golf Course Road - 4200 psf (completed with people staying in)
  3. DLF Phase - I - 60-75000 psy plots.
  4. Unitech - Uniworld City - 3500 psf

Unless you now want to tell me that Gurgaon is rubbish and Noida ( at that also sectors with no residential inhabitance right now) is best. But if you do ready to face the Gurgaon Borkers.

Person who see affordability does not go to DLF, UniTech colonies. There are plenty of money in the Delhi, South Delhi residential rate is 100000+ why not world class new colony have 50000+. Wait and watch the game. Entire project will be sold out in few weeks, not in months, don't surprise if it sold out in days.
