Kundli- this was touted the next Gurgaon. Many reputed builders planned townships there. Ansals, Omaxe, Parsvnath, TDI and lesser ones such as Mapsko, AJS etc have all their presence there. Though construction is going on but the rates have literally crashed here. In TDI after having touched a peak of Rs12000 psy in case of earlier allotments (allotment rate-Rs.7750), the plots in group J,K,L etc. are up for sale at  around Rs7000 psy (discounts of Rs500-700 psf). Possession of plots in the groups A,B,C,D were planned for mid 2006 but have not been given till now. Rates are down more than 30% from their peak.
Same is the case in other builders:
Ansals- Rs10000-12000 psy
Omaxe- Rs7500-9000 psy
Mapsko- Rs.6500-7500 psy
AJS - no rate! No buyers!
The KMP expressway is primarily meant for the trucks. Since there is no other infrastructure in Kundli, it not going to benefit the housing sector much. No one in his right mind is going to drive 60 kms to Manesar and then 15 kms to reach Gurgaon on this paid expressway. Only new industrial units are going to benefit in the initial stages.
All these rates have been confirmed first hand. Initially the dealers with try to fool you, as usual, by quoting higher rates. You only have to bargain hard for some time to get to the real rates.
All the heavenly dreams shown to the buyers have proved to be false. All the financers have fled the area after earning huge initial profits. These rates are bound to come down by 15-30% quite soon.

I am planning to buy a 180 sq.yards flat(3BHK) in TDI Kundli ,the quoted price is 32 lacs to be paid in installments . Please give me an idea whether the price is genuine and whether TDI has a valid license from the Haryana Government?

If you can hold on to your investments for 3 or more years and have money to pay all the installments during those years then it is a different story. I believe long term investors are going to make good money in these investments.
