Gurgaon-Faridabad-Ghaziabad Realty contest

Gurgaon real estate market and land-availability getting nearly saturated, Ghaziabad and Faridabad are bound to be the hubs of future realty events.It won't be surprising if escalation of prices in these developing centres is going to be much steeper than in Gurgaon in the near future. Let us debate this point.

It seems that most of the visitors to this site are highly optimistic investors if i read these comments. With real estate headed for a global recession with the US housing you can only expect a depreciation in asset value anywhere in the next 3 years. The prices have risen with the global trends and will fall acordingly.

I also totally aggree with the appreciation of Faridabad's property which is unique and uncomparable at the moment when otherwhere like Gurgaon and Noida the property rate has been accelarated virtually. There is much that can be grown in Faridabd aswell.Gurgaon has reached a level where its difficult for a person to buy Property. Faridabad looks to be really promising option. I been staying in Faridabad for the last three years and found it extremly focussed location interms of current growth,industrilization, open space,pollution free environmentand easily accessible from both ends like Gurgaon and Noida. Now with the ongoing Infrastructure plan for RPS,OMEXE, PIYUSH and TRIVENI reputed Builders undoubtedly Faridabad will be on the forefront fo the shining and grown city and beat others in terms of its Potentialities.

Gurgaon vs Ghaziabad vs Faridabad (none / 0) (#5)

Gurgaon - Land should increase after notification of new master plan but what about prices. Vatika sold plots upto 18000 psy with 100 percent down payment plan. Launch price would not be less than 25000 for common man. resale prices and most new flats are being launched or prelaunched neatr Sohna Road or Golf course road for not less than 3000-4000.

ghaziabad flat at 1800 on NH-24 and the potential of development in the area after Hitech city launch is potential. This development is not linked to any other proposals like notifications, express ways, bridges etc. It is existing NH-24.

Faridabad in price band of 1400-1600 remains the best bet as far as value for money is concerned even on as is to where is basis. And once proposed infrastructure initiates - badarpur Border, kalindi kunj link, taj express way, IMT, SEZ and Metro. Sky should be limit.

It will be difficult to convert something at 3000 to 6000 easily but realsitic to convert 1500 into 3000 with present rates itself around 2500-3000 in faridabad ready to move flats.

After the notification of new master plan for Gurgaon, land will be available in plenty in Gurgaon for a long time. There is no shortage of land in gurgaon.

Till a year back Faridabad was completely neglected. Then came a time when few people start favouring Faridabad.

Now I am happy to see even the Poll Result on this site on the main page where more then 40% of people think that Faridabad has the maximum potential of growth.

My personal target is 100% appreciation in three years from now.

In terms of capital appreciation, Faridabad will beat gurgaon hands down..... esp now that people know that Gurgaon has no infrastructure and the prices are beyond the reach of ordinary middle class. Remember it is the middle class that moves the real estate as they have the optimised function in terms of numbers and money power.

I mean for say 100 middle class ppl, there are only 3 higher middle class ppl, so where ever this middle class moves they generate the momentum required for development.

Gurgaon has reached a level where its difficult for a person to buy Property. Faridabad looks to be really promising option. If you see for last one year BPTP is giving advertisment contineously, but i really got excited to see that RPS is giving full page ads for last three weeks and this trend is going to continue.

I expect atleast 100% appreciation in Property prices by end of 2009.

Sir,
Like in Delhi, south delhi is leading, we can say, NCR gurgaon will lead. I remember, when i was in North DElhi, i was having a unit that was cocting 15 lacs there. & a similar unit will cost somewhere 25 lacs in south delhi. & now, if i look my unit is costing approx 25 lacs & a similar unit is costing 40 lacs there. These margins will always remain there. & nthung can beat gurgaon. I don kno, how people say that G Faridabad will beat Gurgaon.
