How is TDI kundli doing post Diwali - 2007 ?

Can someone please update me with the status of TDI - kundli ?

-- How is the overall development ?
-- What are the ongoing rates etc ?
-- How the future looks like for this project ?

I have just purchased a plot in k Block. I was amazed to see the development including TDI Mall,Kinsburry and Rodeo Drive. I also noticed name signs of all the plot owners.
I specially visited the site of KMP along with TDI and Rajiv Gandhi education city and noticed that work has started at both landmark.
I am invested for next ten year and wont even look at the market rate now.

There is no other development plan except Metro. Construction of that too will start after 2011. Those willing to wait for 5-7 years MAY gain something. For others it is gonna be a loss making deal.

metro is reaching jahangir puri by 2009 - which is just 6 km away from TDI - kundli site.

is metro coming to kundli as well ?

Metro will go to Kundli. The line will be around 2 KM from TDI and main highway. It will be built along the new proposed road from Narela to Kundli. In fact there is already a road from Narela to Kundli other than the national highway. That road is passing from near the site of Tulip infrastructure and the Ansal's project that is coming up on expressway. There is a proposal to widen that road from 2 lane to 6 lane. Metro is shown along that road in the masterplan map. I'll try to get a copy of that map online and post a URL here.

Hi!

I had a plot in TDI - Greens, Sonepat and that is also languishing and from what I am aware their Meerut plans also never progressed beyond Pre Launch. Barring their commercial mall in West Delhi it seems they are stuck on all residential projects. Maybe finance is an issue because they would have been expecting a quick turnaround in Kundli prices but it did not happen and now they are waiting to generate cash flows.

I think kundli is a long shot but very promising.
wait for KMP to complete.

my reading is by 2010-12 - it will be 25k per sqyard  - which is almost 300% return in 4-5 years

must hold on.

Thanks guys for the valuable info.

I have 2 plots in TDI - kundli -- one in block C and one in F. I was planning to sell one right now and keep another one for long term ( 5 to 10 years minimum)

please suggest what is the maximum amount i will get for these plots ? I am coming to india next month and would like to sell one of these.

If there are any buyers on this forum who are keen to buy then please post there serious offers.

I went to sell my plot in A block last month. Was offered 8000 psy by dealers on the site. So I came back without selling.

you are really stupid - i must say.

I sold my A block plot last month - during navratas for 11.5k ( i was asking 12.5)

check with the dealers properly - make some serious call.

in block C - rates are 10-10.5k
in block F - rates are 9-9.5k

these are the rates one can sell.

Please post the numbers of your dealer. The dearls sitting on the site are all chors and seem to be working on the behalf of TDI for cheating the plot owners.

Block C would be 10K and Blcok F no rate. If you go to brokers for buying they will say 10 K but actually it will not sell for more than 7-8K

I am one of the investor in TDI kundli project, can you please elobrate in detail about what you have written - like  bus, rakhi sawant, prices etc

Also is it possible to see the current pictures of TDI kundli project ?

I am currently working abroad - last time i visitied the place is in August 2006.

keep your plots if you can hold for another 3 years -- expect good returns.

minimum double is on the cards in next 3 years.

TDI gave big ads in newspapers abount 2 weeks ago that they will run free bus service from connaught place to Kundli site. That is what people are talking about here.

If you visited the site in August 2006 then don't worry. Site has not changed much after that and it will remain the same for at least next 5 years. What dallas of TDI say doesn't matter.

The situation is totally pathetic.
TDI is a big fraud. If someone says there is no issue he seems to be from the group.

Farming is very much there and at the entrance. currently cauliflowers are grown to be precise.

if TDI is a clean group they should refund money of investors.

you call there office and response will be as if you are thieves.

See his new fraud of newsletter. Running buses and item girls dancing at launch of never to be completed projects.

our hard earned money getting wasted on item girls like Rakhi Sawant.

God bless them. With so much of people cursing them the group will not

  1. KMP expressway will be operational by march 2009 - if anyone has any doubts then either visit the place and find out or do a google search on it --- it's on a fast track and will be functinal by march - 2009.

  2. Dealers are like this only - go to gurgaon they are even worse.

  3. last time i went to TDI site ( 6-7 months back) - i coudn't see any farming - so don't know anything about it - sorry.

  4. also don't know the current status of flats  - last time i checked - work was going on.

  1. Work on flats was on hold from January to August, 2007 and that is when I last visited the site. Even today work on some towers is yet to start. Only excavation (basement digging) is done.

  2. Farming was going on at plots near entrance and I saw that when I visited the site in August.

  3. Expressway include a big flyover at the crossing of National highway and the expressway. Work on the flyover is yet to start. How can they finish it before March, 2009?

Some facts:

No development at all. Only few plots with boards in block A,B,C visible.

Still farming happens in between these plots.

Sold 8000 flats when only 1000 available in Kingsbury Kundali. How can price rise ? He buys the flat at discount and tears off the receipts? Example say I booked a flat paying 3.5 lacs. I just have a receipt. I sell it at 1.5 lacs discount. TDI buys it and tears off the receipt. He makes a gain of 2 Lacs. Let's minus some amount for administration overhead. He still makes 1.5 Lacs per flat.

Has sold land even at 11250/- rs per sqr yard also in TDI kundali. No one knows where the land is and no plot number is allotted. He just gives a priority number which has no bearing and that to after paying more money on top of booking amount?

So all of us are trapped with this group.
He keeps coming up with schemes like : Sell all TDI plots back to him at 9000/- per sqyard. But he will pay money only after a year. So who knows will he actually pays.

His agent Suderndra is another big fraud. Keep away from him.

None of his project is clean. Panipat, Mohali, Agra etc etc. Everything is shady.

Some issues with TDI Kundli (none / 0) (#4)

  1. KNP expressway will take at least 2-3 more years to complete.

  2. On some plots right near the entrance, there is farming going on even today. Apparently TDI has not bought/developed those plots.

  3. Dealers in that area are really unprofessional. If you want to sell a plot then rate offered is 7500-8000 psy and if you to buy then the rate offered is 12000 psy.

  4. Work on Kingsbury flats of TDI was on hold for a long time. I don't know the current status of flats.

There are better projects in Kundli. Investors should stay clear of TDI in any case.

one of my cousin got his registry done 6 months back in TDI kundli -- block c.

everything is fine with this project - wait for KMP to operational in 14-16 months time.

current rates vary from 7.5k to 10k - depending upon the block and location.

I agree with the comments posted here.

Two areas which are going to be disastrous for investors are Kundli and Faridabad (Nahar paar area).

Keep away from groups like TDI, BPTP, Triveni. Most unprofessional cos you will see.

p go through the news in NAv Bhaat Times 24dec2007 DDA is Planning to develop a MEGA CITY with Appu Ghar Pragati Maidan Phase II Medical college engineering collage and 4 lackh flats from Jahagir Puri to Narela Alipur Strech. DLF OMEX and other builders are intrested in this project. The project is expected to complete before2010.If it happens then the rate of Kundli will be ......?
