Does anybody know about Raheja Atharva (Gurgaon) ) housing project?Plz help me!!

Hi All,

I am staying in US and want to move back to India parmanently. So I am looking for a nice flat in Delhi NCR.This Raheja Atharva looks like a nice housing project to me.

Can anybody give me any idea about this builder and the location. Is it a good location to stay if I have a job in Gurgaon?

And how about the authenticity of this project? Is the price Rs.2775/psf ok for the 3BHK flat?

I really appreciate your help on this matter..I need to decide soon...

Atharva: A Buyers Tale (none / 0) (#21)

I live in Gurgaon and considering Atharva for buying. I visited the site yesterday but I was not too impressed with the location. You can hope upon the news that this place will develop. I feel that it will take around 10 years optimistically before this place is worth living. Another issue is the access to the site. Now for promotion Raheja has built a new road to the site but this road passed thru a plotted area where you would see semi-urban and rural kind of crowd.

On the access road you have a railway crossing. As the population and no of cars increase the crossing will form additional bottleneck. Delhi is closer to the site but at least 5 km of the road to Delhi is very narrow and passes through Palam Vihar. Palam Vihar has huge iron gates which they might close during the night forcing you to take a detour via IFFCO chowk to reach this place.

I have decided not to book a flat here because I feel there are enough cheaper options for example Park View for 2950 psqft at much better location in Palam Vihar. Sohna Road flats are starting from 3100 psqft and it can develop in next 2-3 years even though it is in a complete mess now.

I feel this project is 20% overpriced. Raheja will build the houses in time but infrastructure in the government hands.

I think the Sector 109 might take 10 years to get full infrastruture and so Athrava project will not see any real price appreciation for 3-4 years. Of course builders will keep jacking up the price in an articifial manner.

Let me know if you have any questions or you have better arguments for buying. I am not rushing for it.

Hi,
Thanks for your valuable "True" input. Infact I myself am perplexed about buying this property. What drives me is the fact that in this amount they are giving good quality stuff (Tiles, backup, hi tech security, good fittings, ACs (not very imp.) etc.). So in the end I feel that atleast I will be holding a good house, and definitely the price will not go lower than this due to this same fact. I also feel that with the presence of Villas and presidential suites in that same compound, the price of 3/4BR will also see appreciation. The only worrying factor is location and dependency on the govt. for infrastructure. But thinking that all these other factors are also be favorable, wouldn't it be that the prices would be even steeper. I still feel it is a little overpriced, but at the same time, we are getting a good house in a good locality.

  • Also heard Reliance SEZ is coming up. Is it true?
  • I also heard that a diplomatic area is coming up. I am not sure of the authenticity of this (diplomatic) news.
  • BTW having a house near a Rail line and Airport, wouldn't it mean lesser privacy, more robberies, and more noise (landings and take-offs)?

Anyways pls keep posting.
I am also enquiring Atlantis to check for the developer.

How long would it take for the infrastructure to come aqround the project. The past record of Government does not inspire much confidence. I personally doubt if the infrastructure would be ready by the time the project is ready. Could you share some more details about the timeframe for the ring road etc to develop and plans of the govt. to expedite the development in the area.

Hi Guys
This project "Raheja's Atharva" is a golden opportunity for those who have dream to live in place having all the facilities as well as VERY near to delhi too. a 150 mts express road is connecting this project to DELHI. Those who can not bear 50 lacs of price in dwarka where there is no 100% power backup, no security, no club, this project is like a "GEM" either you are a end user or invester this project is going to give you another chance which got earlier when DLF was in this shape 10 yrs ago.This project has immense ample opportunities like near to delhi, airport, Reliance SEZ, metro station at walking distance. well those who are making their minds to invest in this project, don't go on some bulish comments on this site, these guys are either the frustrated once or trying to influence the market, or trying to influence the project in which they have their flats already booked (like park view in palam vihar) well guts this place will beat palam vihar once the 150 mts road will come because palam vihar has only one and that too narrow connectivity to delhi.this place will connect you to capital more faster than palam vihar, but it is sure once the development starts here this place will be in competence with sushant lok or DLF.

I would presume that you either do not have the budget to go to a decent Consultant or you have been let down by some un professional what you term as Dalal.

I would presume that you are caught up in the time warp and probably can not see the world around you today.

Atlantis is delayed and selling at 30% discount from the current quoted price by the developer. They haven't completed a single project in Gurgaon.

Hi How is Park View Residency Palam Vihar in comparison to Atharva? i went to see yesterday and found construction in full swing. some Towers upto 8th floor have been made(i mean slabs. the quote is between Rs 2900 to 3050 psf. also i heard from a dealer that green belt has been declared in front of the project. all illegal builings would be demolised around the ammunition depot to make green belt. and the road in front would be widened to double size + new link road to dwarka and Dhanduhera border to be made better / made? dont you think this is better? AC would cost another Rs 40K so it translates to Rs 30 psf only.

Hello

Raheja Builder is good but there are questions about the location of Atharva project. Rightnow all developments are going along NH-8 towards Manesar. So you can find ready infrastructure along NH -8 atleast good access road from Delhi and existing Gurgaon but there is no good access road from Delhi or Gurgaon to Sector -109(Atharva project). It will take time to have a good connectivity from Delhi and Gurgaon to Sector -109. But positive point for Sector 109 is that this sector is very near to Dwarka and Airport. So in long run maybe lots of offices can opt for this sector rather than going far to Manesar.

I am the person who has written comment #1. I am not a property dealer i m an end user and looking for a house in Gurgaon.

What I mean to say that if in future offices shift to new sectors near Delhi Borader like sector 109 then Arthva is a good project. But that depends how much offices choose these sectors in future.

Various reputed developers have picked up huge chunks of commercial land measuring about 400 acres,this would by any standards be the biggest commercial hub in gurgaon.

The choice is ours whether we want to be sceptical or are we ready to embrace the future.

A few years back the Express Way used to be a distant dream and so was the Metro hitting Gurgaon.
Today it is a reality.
