Apartments in Commonwealth Games 2010 Village For Sale At Rs 12,000 psf - Minimum Cost Rs 1.5 Crore

High-End Apartments and condominiums of Gurgaon and Noida will look pale in comparison when the apartment blocks of the Commonwealth Games Village are built. After the Games, most of the flats wn be sold off as prime residential accommodation by the developer.

Unlike the apartments at the Asian Games Village - that found few takers when they were put up for sale after the games - the Commonwealth Village is expected to be the next hot residential destination for the rich and the famous. The minimum price the flats will fetch will be Rs 12,000 per square feet, say Delhi Development Authority (DDA) sources. The final price will of course be market driven.

A Detailed Report
The apartments to come up in the Games Village will be built as per the Green Norms specified by Master Plan 2021, though the location of these buildings in the water recharge zone of the river is under litigation:
  • Use of glass has been kept to minimum to reduce electricity consumption as per Bureau of Energy Effieciency standards.
  • Rain water harvesting system for roof and surface run off.
  • Solar energy lights for common areas, gardens and streets.
  • Fixtures for showers and toilet flushing to be low flow.
  • Separation of grey and sewage water with dual plumbing line.
  • Effluent from sewage treatment plant will be used for flushing and horticulture.
  • No rainwater or storm water to be discharged outside project site.

The fact that the village will have the Akshardham Temple as a backdrop and good connectivity with the New Delhi Railway Station and IGI Airport will make it the most sought after residential area, predict real estate consultants. The proposed Rs 1000 Crore East-West corridor will make New Delhi Railway Station, a 10minute ride from the Games Village. There will be a metro station next to the village and not to mention the mall being developed by Parsvanath Developers. The Railway station in turn will be connected with the IGI airport through the new proposed high speed airport metro link that will have trains running at the speed of 135Km per hour. The railway station airport and Dwarka metro link scheduled to come up before the games will make it possible to reach the airport in just 25 minutes.

The Real Estate consultant Jones Lang Lasalle Meghraj says this is the most prime residential location being deveoped within Delhi. Other residential areas that are comparable are the apartments being developed by DLF in Chanakyapri and Greater Kailash I.

Deepak Bhavsar, president (consulting and land agency) of the real estate firm, said the Games Village would have advantages over high-end apartments of Ghaziabad and Noida owing to its proximity to the Central Business District i.e. Connaught Place. These flats will carry a high premium he said, while declining to comment on the prices.

The DDA in turn says that the flats are being built with specifications of the highest end. "The flats will have Italian marble floors, sauna, jacuzzi and modern kitchens with lighting and fixtures of the highest quality," says Shekhar Dey Chief Engineer in-charge of the Games Village. The facilities being developed for the athletes like indoor hall, polyclinic, swimming pool etc. will be the add on facilities that the future residents of Commonwealth Games Village can avail of, Dey said.

Asked about the completion date of the project, Dey said the Village would be ready by March 2010, seven months before the Games event. And the flat bookings will be opened from March this year
