DLF to Launch A New Residential Project Near Ridgewood Estate in DLF Phase IV, Gurgaon

DLF is getting to soft-launch a new project today, October 10, 2008, called "Regal Towers" Near Ridgewood Estate in DLF Phase IV.

Spread over an area of 1.6 acres, there are going to be around 85 apartments (in Royalton Towers like Fashion in Princeton Estate), and the expected price is Rs 6250 psf with a inaugural discount of Rs 250 psf.

Buyers beware!! This is a classic example of DLF coming to help investors in their luxury flats elsewhere (especially the likes of Icon, Summit etc at Golf course road) as they are now close to completion and end users are hard to be found. DLF may be under pressure from the investors now. So DLF launches something at 6k and the brokers can use this benchmark to show that the existing projects are very cheap. This for sure shows desparation with sellers... those large flats were easy to defend when the price was 2500/sft i.e. total ticket size of 75-80 lacs... now if investors demand 5500/sft the ticket size is beyond the capacity of buyers. Just imagine how many senior executives of MNC companies are needed to absorb all this capacity either by buying or renting. The growth for next 2-3 years given the global conditions is under deep doubts for sure. Just look around and see!! It will take a good amount of time for the liquidity conditions to change!

DLF for sure may not be looking at just some revenue coming from these 85 flats but can use this as a strategy to help its investors exit so that they can invest in DLF projects elsewhere. But its hard to find real end users at these prices with these expansive sizes atleast now and may be another 2-3 years.

Now my stock value has come down by 62% in 9 months flat......:-))

Bad news is coming from everywhere - real estate/stocks/gold going up etc

Time to wait n watch.
