Development, Infrastructure Makes Manesar A Lucrative Destination For Real Estate Investment

The industrial model township, Manesar, was developed on the basis of expertise acquired by the government of India from Japan. It was recommended that to encourage foreign direct investment (FDI) in India, there was a need for industrial zones built as per international standards.
COMMERCIAL ASPECT
A whole sector has been set aside for commercial activities in Manesar. HSIDC is developing 12 commercial towns, out of which four have already been taken up by Raheja's, Uppal's, Amrapali and Eros Groups.
VALUES IN MANESAR
The confidence of investors in Manesar can be gauged form the fact that the capital value has touched Rs 15,000 per sq m mark from Rs 3,000 per sq m about three years ago. Apart from improved connectivity with NH-8, separate industrial and commercial zone and better infrastructure, the jump in prices have been associated with various policies offered by HSIDC, including rebate on land price and prompt clearance of building plans and completion certificates.
SEZ ADVANTAGE
There are several SEZs in the offing in areas around Manesar. The Reliance SEZ, with over 25,000 acres and the proposed SEZ along the Kundli-Manesar-Palwal (KMP) Expressway are expected to push the real estate development in Manesar even further. Even the proposed 5000-acre multi-product special economic zone by Raheja's starting from Bilaspur is expected to add to the development across Dharuhera and Rewari.
MASTER PLAN
The new Gurgaon-Manesar Master Plan 2021 proposal to increase the area for commercial development to 1199 hectares from 220 hectares is expected to give a push to the commercial developments. It is clear that authorities are encouraging more commercial development such as malls, corporate parks and convenient shopping centers. Even private developers will get greater opportunity to undertake commercial developments as the authority has now permitted them to develop 50% of the area of sectors reserved for commercial use. The authorities anticipate that the population of Gurgaon will grow from the current 22 lakh to 37 lakh by 2021. To accommodate this population the new master plan has reserved 14,830 hectares or 42% of the total area for residential purposes.
RESIDENTIAL SCENARIO
The large expanse of industrial belt in Manesar was expected to create a big demand for residential units in adjoining areas. Sighting this demand, HSIDC is developing residential complexes catering to executives working in the industrial township. The HSIDC has acquired land across the national highway, which is being developed to accommodate residential units. HSIDC has also allocated 250 acre for residential developments in Sector 1 with 550 residential plots and 50 group-housing societies. It has planned service apartments in the area. A flyover is being considered to connect the residential unit with the industrial sectors, thereby avoiding congestion on the NH-8. In the Gurgaon Master Plan 2021, new sectors have been introduced adjoining the Manesar area. With Gurgaon bursting at its seams, the next round of development is expected in Manesar. Developers have started flocking to these areas as the land price are pretty low visa-vis New Gurgaon.

Raheja Developers, which was one of the first that entered the Manesar real estate market, will be launching a number of residential projects in the area. In the next couple of months the developers will launch around 2,000 apartments in Manesar. The other developers that have acquired large land areas are Emaar MGF, Suncity, BPTP, Unitech and DLF. Apartments are likely to be launched in the range of Rs 2,000 per sq ft.
It is also expected that the new development areas will be more inclusive and house units for the middle classes and the weaker segments as well. Atul Bansal of ABW City says that Manesar Also gains strategic advantage in terms of the proposed Kundli-Manesar-Palwal Express way, which will open various avenues of growth and development in the region. ABW group is constructing a number of projects like Casablanca in residential segment and ABW Commercial Tower in office sector.

Major companies like Maruti Suzuki, Honda Motorcycles & Scooters, Honda SIEL, Wipro, Denso, Norcool, Mitsubishi Electricals, Videocon, Motorola, Johnson Matthey (India) Pvt Ltd, Baxter India, Frigo Glass India from Norway, Jamna NHK Napino Auto, Bundy India, Hero Motors, Samsung Telecommunications and many more have their units and showrooms in the sub city.
INFRASTRUCTURE
In order to cater a wide base of users, Manesar is segregated into separate zones each having a distinct focus on various industry sector such as high-technology units, high-precision units and non-polluting units. A cluster-planning approach has been taken up; where in each zone has a mix of small and large size plots. The larger plots are typically occupied by the mother units and the smaller plots by the ancillary units and sub-ancillary units.
With the Delhi-Gurgaon Expressway already compled and the proposed extension of the Metro Rail link to Manesar, the industrial town is expected to come up in a big way. The improving connectivity of Manesar is paying in terms of real estate development. Even the Kundli-Manesar-Palwal Expressway will open up more opportunities in terms of investments by foreign and domestic companies.
Also, a technology park worth over Rs 3600 crore is expected to come up in the area. The construction is in full flow along with other infrastructural developments.
The authorities received approval from the government for construction of buildings up to 15 floors.
