I am introducing this forum to start all the discussions related to DLF New Town Heights Manesar.

Any body has any questions/queries please ask using this forum. Anybody has got any update please share with everyone in this forum.

Please Utilize this area to maximum and do not waste it.

Please support as there is very less information available for this particular project from DLF.

I believe that you did not read DLF payment terms carefully. Payment plan was time linked and not construction linked so in principal they are doing what you both agreed. Technically they can ask you to pay full price, without even even digging 1 sq. meter soil.
When you bought DLF, you paid for their market reputation. Are you aware how many times consumer forums have passed judgement against DLF for its unfair practices?
If you do not do due diligence and you (including many other like you) are stupid enough to sign on a paper without even understanding it then you are to blame for that. If you believe every two year prices will double or stay where they are then you are a fool.
If you refer to old posts in this forum then you will find that 2 year delay from the promised date are very common. I personally see a hyped up Project Parasvanath Exotica since two years. There is hardly any progress there. JMD Garden another example.

Yes right.
Most of the current projects are behind schedule and best thing is that no developer wants to pay any panelty. :-)
This is the story about launched project only.
Forget the story of Pre-launches where billions of rupees are in builder's pocket.

Yes, I booked and alloted in Phase-I, Sector-90. Every 2 months I diligently receive a demand notice for payment of next instalment which I have no alternative but to pay!!

If this is the behaviour of market leader then howabout thousands of small time builders coming up with a new project with 'angrezi naam' everyday.

DLF New Gurgaon projects-Hype crumbled (none / 0) (#12)

Investors hype relating to DLF's newly launched New gurgaon projects seems to be crumbled down. The reaons are, firstly even after issuing allotment letters in February, 2008, DLF has not entered into an agreement with the booking holders despite expiry of 5 months. As a result, there is no pressure on DLF to start work on these projects.

DLF's recent full page advertisements for Sector-86 independent floors and Town houses seems to proving the fact that the company is struggling to get a rsponse similar to the one it received in case of its earlier new town house projects. I think, it is a high time DLF puts its acts together by issuing agrements and starting construction at Sector-90, 91 and 86, called Phase-I, II and III respectively.

It is understood that Plans for sector 86 are being revised to accommodate three storied, high end, Town Houses costing more than a crore, to be launched next week.
This is likely to completely change the earlier layout plan and would therefore affect/upset the existing allottees.
The above new development shows that the plans have not yet been finalised / submitted / approved.
This is also likely to delay the start of construction.

.I am also one of the allotes in sector 86, most of us would have lot of questions but very few answers.
.First impression that it is cheap @2250 psqft is not misleadig, as it almost works out more than 3000 psqft,when other costs are included like plc,car,etc.
.It is understood that construction is likely to begin in Aug-Sept 2008 ,though DLF have a site office and a site visit can be arranged thru' their CP office.
.Is leving of PLC charges legal?
.The buyer-seller aggrement is likely to executed after Aug 2008, it is only after this that the 3-years period for complition would begin.
.The penality clause for non-complition on DLF is very inadequate and would hardly cause any worry to   DLF
However, there are some positive aspects also,like
DLF is very reliable brand name and the Architect of the project is Haffees contractor, which would ensure that development would be well planned.

They have changed the layout of the towers. I had my allotment in Tower C. Now They have moved Tower D alongith Tower C

Let me the first one to post a comment..

I got my sec 86, 1760 sqft allotment last month. 1st payment is due on 30th may. I think sec 86 is best among all 3 sec they are developing and in that tower L, M, N are the best options. Though I got a higher floor but I think its still a good deal as view will be nice.

Does anyone knows about which floor or tower is best  in terms of directions or view or living?

I have booked in the First phase .The basic price by dlf has been kept same but PLC has increased from phase to Phase,Plc harged in phase1 -250 became 400 plc-300 became 500.Also agilent is also building its campus  nearby  lot of bookings by agilent profesionals
