Orchid Petals @ Sohna Road - Is it a Good Buy For Self-Living?

Hello,

Is Orchid Petals @ Sohna Road worth buying to live?

I am considering buying a 1712 sqft 3BHK in Orchid Petals and am looking for feedback on how is the property for living.

Please note I am not buying this from an investment perspective.

I think this is the rate you will get.Petal hasnt suffered because of slowdown I think, primarily because its affordable( by gurgaon standards) and close to completion.

If you are buying a home to live in, you will consider the following things

  • Quality of Life
  • Budget
  • Return on Investment

Quality of Life : Orchid Petals offers every type of facility offered by any new township (3 swimming pools, club house, power backup etc.). It does have too many towers, hence making it crowded.So its your call, depending on how averse you are to crowd.

Budget: In this budget we have other options but all have some issue assosiated with them.
Park View (Palam Vihar) - Will take at least 2-3years for the area to develop. Also has a railway line problem;
Valley View (Gurgaon Faridabad Road) - There is no development nearby (as its ridge area) and hence stands alone & is a bit unsafe;
Nile(Sohna Road) - Has the beer factory issue; JMD Gardens (Sohna Road) - Has the village problem
Hence in this budget, Orchid Petals remains the best option.

Return on Investment : Sohna Road is developing. Hence any investment here will be profitable. Though the degree of profitability can always be debated.

Orchid Petals is a fine property for end user. Below are some advantages and disadvantages to sum it up for you:

Disadvantages:

  1. Too many towers, possible that sun is blocked in some appts

  2. Slightly behind schedule, probably delivery will start August onwards and will run up to next year

  3. Green area not as big as Bestech ParkView II etc.

  4. Finishing is ok, bathrooms are little small and the main bed rooms bathroom tiles and sink are appalling

  5. The quality of doors is no way near Unitech Close, but than again its way bit cheaper

Advantages:

  1. Huge entry hall, dining and drawing room give it a very spacious look

  2. The bathroom tiles can be redone, so not a big deal

  3. Three parks to make up for smaller park, the quality of plantation (palm trees) is very good

  4. Possesion in a relatively short timeframe

  5. For now, in its price range, the best bang for a buck

I myself was looking around for various option and settled on Orchid Petal. I looked at Fresco ( not even half way built) , and few others, but right now this seems the best option. I don't mind sub blocked from some buildings as I hate heat anyways. Overall nice place ( end user also). I will be moving by end of this year and i hope it will be completed by then
