Want To Know About BPTP's Sector-66 Project

Hi,
Wanted to find out if any member has booked in BPTP sec 66 in gurgaon. Now sudden they have increased the flat areas considerably and asking for more money.

What's even more strange is no bank is ready to finance it yet. would like to know if anyone has any info on it.

JP morgan has taken 3 % stake in BPTP for 250 crores. So BPTP has paid first installment for Noida project.

I invested in BPTP plot as well as one Flat but sorry to say that BPTP is just another lala company who are concerned only about one thing that how can they make money at the expense of customers. The other thing is that the pace of the construction is very slow and the quality of construction is pathetic. since I stay in Faridabad, I can watch the construction activities often and now I am really worried if my hard earned money is invested in right place/builder or not.

There is a huge wastage area in all BPTP projects - I was shocked it is as high as 43% in BPTP granduera/princess park in faridabad. This is the reason no one wants to buy flats in there projects and there is no premium in resale market for there projects. for example - BPTP grandeura was lauched almost 2 years back - construction is slow but going on - upto 10th floor is ready now -- buyers have alreay paid upto 26 lacs and still there is not even a single rupee premium on any of the flats.

stay away from BPTP - as of today they are walking on a thin ice.

Why are u a "Unregistered Visitor" favouring BPTP ? You sound more like a Real Estate Dealer who wants customer to pay up on unwanted demands from the builder!

BPTP is going to be bankrupt. They have paid  first installment of money to NOIDA authority for Rs. 5000 carore deal by much difficulty and with penalty. For BPTP other projects, there are no takers because so many properties in market and they are very slow in development, can see Faridabad as an example.
Input of moeny to them has stopped or very slow then How will they pay other installments of Rs. 5000 carore to Noida Authority ?
They have bosted of doing highest land/money deal in Indai but by circumstences they were dragged by DLF in this game to finish them.

when big companies are increasing super area and asking for more moeny, why not BPTP,
the arguemnt that it will increase in value in future is so lame, why not then they take money in future

Actually I know them personally and they are financially sound and genuine people.

thanks that was a bit assuring. the reason of worry is
  1. No banks are yet in the picture - will appreciate any input on it.
  2. The status of the project is NOT even mentioned on their web site
  3. A few their project have been facing long delays.

As you know them in person, would be thankful if you can pass on the message that please get a bank involved asap, communicate with customers and make it transparent the way a repted buider like them should do. For example DLF is very tranparent in their approach, so major banks finance their projects without any hassle.

Why do you do builder chamchagiri by calling them reputed?
What makes you think that they are reputed if they indulge in unfair practices?
Who told you that DLF has done dealings?
Guha sahab I feel you won a jackpot and you have no clue how to use your money wisely. Or you live on street in a desperate need for a house.

BPTP is a reputed name. I feel there must be some fair reasons for doing so. I would not worry and just pay. When these flats are going to appreciate 2 to 3 times in 2 years, you will be happy the with the great ROI on higher area. In fact, I appreciate their intention of keeping good RoI in mind.

BPTP is going to be bankrupt. By much difficulty and with penalty they are able to submit the first installment of money to Noida Authority. For Noida aothortity they are boasting of India big deal but they were dragged by DLF for this by not further incresing the bid, may be to finish them.
For BPTP projects, very less takers reasons are slowdown in realty market and there slow rate of developemnt, let see Faridabad as an example.
The input of money to them has become very low and how will they pay other installments to Noida authority and develop their other projects? so its not good to believe them.
