Can You Help Me To Compare Between Eldeco Mansion vs Nirvana Country For The Renting Purpose?

Can you please enlighten me about Eldeco Mansion vs Nirvana country on the following parameters,

  1. Security (It is of at most concern to me)
  2. Facilities in the complex
  3. Quality of construction
  4. Location of these complexes

Rents are 45k fr 3 br unfurnished smallest villa to 1 lakh fr a fully built up 5 br villa fully furnished.

From my personal experience, I would suggest you to look for the listing of properties in real-state protals like 99acres.com, magicbricks.com.

There are multiple options available to filter the required information on these websites. So it will not take much time to get the information regarding all the properties listed for Eldeco Mansionz.

I even found the articles and comments posted in gurgaonscoop.com also to be very helpful since it has many comments/suggestions from the people who have good understanding of the ground situation.

To get an idea about the rent, you yourself can search on 99acres.com or magicbricks.com. I did quick search on 99acres and found listing of some Eldeco Mansionz Villas. Here are some of them,

But broadly speaking, rent varies based on these parameters,

  1. Size of the plot on which Villa is build
  2. Number of bedrooms in the Villa
  3. Furnished or un-furnished. If it is furnished then what all is provided in the Villa.
  4. Kind of wood work, interior design of the Villa.

So if you will look some of these Villas, then it will not be difficult for you to figure out Villa which suites your requirements.

Eldeco Mansionz vs Nirvana Country (none / 0) (#1)

# Security (It is of at most concern to me)

-Eldeco Mansion is much smaller residential complex. It is in 17 acres where as Nirvana Country is in 200 acres. Eldeco Mansion is single gated complex with boundary walls on all the sides. Nirvana Country is divided in A, B, C, D and E Blocks and each block has there own separate entry and exit. Though some of these blocks are inter connected also. There are places where there is no boundary wall in the periphery of Nirvana Country.

Occupancy level of Eldeco Mansion is 70% where as in Nirvana it is 30%. Since Nirvana is a much bigger township, so it will take some time to get this populated.

# Facilities in the complex

-Eldeco Mansion club is fully functional from last 3 years. Since it is smaller township so club is at walkable distance with in the township. In Nirvana, Club is under construction as of now and so not ready to use. Hopefully in near future, it will also be ready.

# Quality of construction

-Outer facade of Eldeco Mansion, is uniform (of red bricks finish). So it looks uniform across all the villas. It has good quality metallic windows. In Nirvana, quality of woods and the mess door is okay but many owners have got them replaced with better quality windows and doors by their own resources.

# Location of these complexes

-Eldeco Mansion is located on main Sohna Road. Nirvana country is 3 kms off the Sohna Road. You can enter Nirvana from Sohna Road (through South City II) or there is separate entrance also (from Mayfield Garden side) for Nirvana.

I visited Eldeco Mansion and Nirvana myself. From security point of view, I found Eldeco Mansion better because of the following reasons,

  1. Access to Eldeco Mansion was highly controlled. There is a big gate at the entrance which is opened only for the authorized person. But in Nirvana, there is road in between which is used as a passage to near by area (like south city 2 etc). Entry is also not that much controlled.

  2. Occupancy level is higher in Eldeco Mansion so it gives the feeling of place which is occupied. In Nirvana, many villas are still vacant so when you know that not many people are staying near by, then you don't feel that much secure and comfortable.

What would be the rent of these villas (specially from the people who are dealing in renting Eldeco Mansion Villas)?

Have u looked at Greenwood city villas in Sec 46
  • Gated community
  • Matured Community
  • 100% Power backup
  • Lot of parks
  • Each park caters to a sport, basketball court,
  badminton court, soccer field
  • Round the clock security
  • close to Metro station

To maximize the return on investments, there are not many new gated residential complexes of Villas. In the same land area, the number of apartments which can be build are many times more than the number of Villas which can be build.

For example, in 17 acres of land on main Sohna Road (like of Eldeco Mansion), there are only 140 Villas. But if now builders have to make the residential township then in the same area minimum of 700 to 800 apartments will be build by the builders. So that will give better returns to the builders rather than building on 140 Villas. So now a days, builders are mainly focusing on apartment complexes rather than building Villas.

Because of this reasons, there are not many Villas  gated residential townships in Gurgaon.

Apartments turns out to be more affordable for the end users also (compared to Villas) so they are easier to sell also in this recession time.
