Are Civilians allowed to buy in BSF Towers Of Valley View Estate In Gurgaon?

Hi all,

I need this information on urgent basis.

We are looking for a 2BHK apartment in Gurgaon and recently we have visited Ansal Valley View.

My Father-in-Law is a retired Ast. Commissioner of Police (Delhi)class-B rank, and we were told that we can buy a flat in BSF building as my FIL belongs to the security/armed forces.

I need to confirm it from other users. If anyone has bought any property in the same building, I wanted to know if it is legal for a civilian to buy in the same building.

Our budget is 30-40 Lakhs (with bank loan n max.white) for 2BHK, if any other option is available in this range then do let us know. I am tempted in BSF Towers due to the large flat size of aprox.1200 sq.ft.

Need your suggestions ASAP.

Pro -
  1. Valley view estate has one of the best panoramic natural view
  2. Temprature is low at lest 0.5 to 1.0C from GG
  3. Comparatively peaceful and clean environment
  4. Security seems to be good
  5. Roads are good

Con
  1. Since it is 2 lane on hill, Traffic jam leads to create havoc up to 3-4 hrs
  2. RWA infighting and other such things lead to pain to residents

These 2 reasons are good to destroy all pros as your peace gets destroyed

If you are planning to buy a flat in BSF housing project, go for it only if you are planning to hold it for some time either for own living or for giving on rent. You will be assured of better security since several high ranking BSF officials may be living there. Be aware that the housing society rules will be slightly tilted in their favour ie commercial activity in flats may be restricted, entry of hawkers etc will be restricted. The housing society is likely to function better than others since several serving/retired security organisation personnel will be involved. Sanctions from govt for any future developement is also to be got more easily. The final finish may be asthetically slightly less pleasing but the quality of construction is likely to be better than normal projects.
Overall, it will give a good living experience but you may have problems if you want to resell it within 2-3 years. No problem after that.

I guess a common civilian can't buy BSF flats right? But does Ansal properties in valley view have a RWA and does buying a flat involves them. Is it a recommended to buy there for personal use. Is there any reliable agent to contact. Looking forward to your reply.
